    I always look at ROI above 20% and it's done me well. 15% is still a decent return.

    I suppose that rationally so long as you come out of it with a positive cash flow then the project will have been worth doing.

    Talking of education, is there any courses on the DIY skills required? I know electrics & loft conversions need more skilled people, but for all the stuff legally allowed to do safely for oneself, is there a kinda jack of all trades flipping course? I know a lot already, but would like to get a bit more polished on plastering, & just get general tips, I didn't have a father to learn off unfortunately!

    Hello , I’m 16 and wondering so me and my brother said we will save money up together and after 5 years buy a house and flip it , then repeat then buy a more expensive property after then we eventually start fazing into the rental side to keep a passive income .     Great video Jamie. Could you do a video on how to talk and negotiate with vendors depending who they are like councils, private sellers, legal entities etc and estate agents. Also, it would interesting to hear what are the best strategies when making an offer. It's a bit crazy in Scotland. People are overpaying a lot to secure properties e.g HR £15k sold for £42k.

      Also, how do you estimate the end value after refurb ? Zoopla is not very reliable. There are missing evaluations and the price range is sometimes £20k+

    Great video. Would you be able to do one on how to find good reliable tradespeople to carry out the improvements? We have been screwed so many times on renovations, always end up spending 3x what we planned/ Seems good reliable people are like gold dust so would be keen to know how you handle it?

    hey Jamie, could you make a more in depth video on service accomodation. i know your not a huge fan but i think its a good idea when starting out and can make alot quicker money to help buy your 2nd property etc, then the "set and forget" method if you dont mind putting in the extra time yourself doing all the cleaning etc

    I will make one observation. Do not buy ANY property at Auction. Ever. I have just made this mistake, and as soon as the sale I didn't want goes through, I will be selling it. Along with the landlordship of the next property that Pennine Ways neglected to mention at any point.

      @@sekayihenry There are two properties. One is a freehold, and that is the one which was advertised on Zoopla, in their auction brochure and in a walkthrough done because there wasn't enough time in the 2.5 days they gave me, to view the property or do a survey or really do anything at all. At no point, in all the whatsapps I had and the emails I had, did they ever mention that the other property was a leasehold, that I would, by dint of living in the other property, be the landlord of the leasehold. Who, by the way, pay a peppercorn rent. They neither mentioned the second property nor the liability therein. They DID send a highly complicated 39 page lease document, which even my solicitor found confusing. At the time of the auction, I didn't HAVE a solicitor. Let's talk about the auction itself. I had to sign a Proxy Form, and one of the staff was going to be my proxy bidder. She told me to put up to £75,000, not negotiable. I did put my phone number on the form to do my own bids by telephone on the day, but this was entirely ignored. She also made herself incommunicado in the auction. 17 minutes later , it turned out she had won the property that I never wanted, at a cost of £70,000 for a guide price of £50,000. Site unseen, due to their 2.5 day schedule.She wanted the Proxy Form a day later, so I got it printed off by a friend,, signed it with her prerequsite £75,000, photographed it and sent it to her.. Had I had more time, I would have read it, but no, she wanted it that day. Then it turned out that the Proxy Form was in fact a legally binding agreement to buy the bloody properties. All of this started because I used the enquiry form on their website to ask a basic question. Obviously, telephone bidding was not acceptable, because she wanted her commission. I then had to pay £10,500 on the day, as the deposit. Not that it had been mentioned prior to that. The auctioneer is not only the founder and current director of the company, he is also related to the proxy bidder who should have been working on my behalf. So the auctiioneer, exchanged contracts, despite misrepresenting the properties by missing out the lease hold property altogether, and not stating the financial liability inherent in taking the advertised property because of the landordship of the other property. Because of this, my position is I will NOT be buying the two properties and will forfeit my deposit instead. Both I and two solicitors have written to their solicitor to say this. Unfortunately, their solicitor has not seen fit to respond to anybody. Pennine Ways Ltd are not to be trusted under any ciricumstances.

      @@sekayihenry Let's start with the timeline. 2.5 days. Couldn't view the property advertised due to lack of time. Couldn't do a survey due to lack of time. While I clearly wrote my phone number on the phone bids option for the auction, this was ignored. Instead, the relative of the auctioneer, who happened to be both the founder and current director, insisted on being my proxy bidder. And insisted I put a maximum bid of £75,000. The guide price was £50,000. And while the proxy bidder was incommunicado during the auction, so no way to stop her, she bid the winning bid of £70,000. What they entirely neglected at any time in any way to mention, however, is the OTHER property. That is a leasehold at a peppercorn rent. What they failed to mention was the fact that as the landlord of the leasehold property, I wouldl be required to pay out of my pocket should anything go wrong in their property, and that there were two tenants in that property with a lease of 999 years.
      Of course, the auctioneer, despite knowing full well that they had missold the property entirely, exchanged the contracts.
      So they buggered me entirely. However, although their actions have now forced me to part with all the money I have in the world, I will arrange for competent estate agents to value both properties in the first week, and when I know how much they are both worth, I will sell both to a cash for propertie buyer and get shot of the properties I never wanted. The entire balls up happened as a result of making a very basic enquiry, utilising the enquiry form on their website. That resulted, without my permission, being made a bidder. The stupid family member proxy bidder of the auctioneer told me to sign the proxy form, which turned out to be the legally biinding document because the stupid woman bid the highest bid. Furthermore, because I have never bought a property ever, let alone at an auction, I did not have a solicitor at the time, because they never bothered to advise to do so.. The company, Pennine Ways Ltd, based in Cumbria, should be avoided like the plague. They are nothing short of liars and thieves.

      Hello, thank you so much for that detailed account of your experiences. I’m also sorry that you had to experience that full stop. What a bunch of A - Holes. I’m just starting out though so a lot of this jargon is new to me for example proxy bidder and lease hold :)
      From what I took from your message, they roped you into something that you didn’t get a chance to make a fully informed decision on or have legal representation to support you, and they in turn mislead you with a lot of information, and as a result had you legally bound to something you did not want no part in, even though your intentions was just to get an answer for a basic enquiry! F’ me.. That is insane

      @@sekayihenry Freehold is you own the land on which a house sits so you own the property outright. A Leasehold is somebody else owns the land and the property. But the lease has been set up. The tenants bought the lease, which is usually 999 years. They pay a minimum of rent, say £10 a month. The owner of the property is their landlord. They are financially responsible for anything that goes wrong in the leaseholders property. A proxy bidder is a person able to attend an auction, who is authorised to bid up to an agreed amount on your behalf. Do NOT agree to a proxy bidder if you can do your own bids by telephone so you have complete control over your money. Ensure, from the very outset that you have a solicitor, and don't sign ANYTHING until the solicitor has looked at all documents and agreed you can sign it. You must never buy anything at auction that you have not personally visited and agreement to purchase must be dependent on a full survey being carried out. Especially if you don't even have a sellers survey. Another thing you should require they provide you with is floor plans and room sizes. Always ask if what is advertised is the complete lot, and that there are no other properties legally attached to their advertised property, or whether there is anything else they have failed to mention in relation to the property you are interested in. Understand that if you win, you will be required to pay for the property by law. The auctioneer will exchange contracts immediately and you will have to immediately pay a huge deposit and the hammer price of 5%. I would never advise anybody to buy at auction.

    Great video - thank you. Assisted sale seems to be my only way forward in the London area as the stamp duty on a purchase is almost the same as the refurb cost.
