    Anything under 1000 dollars for rent is more of a headache now. For that low of investment, I would see the property and keep it moving.

    so happy to see this video after my comment on the last one!! So your selling anyway, you might not need to be as picky on the quality of the renovation. 8k to get anywhere from 25k ( not top notch repair ) to 55k ( top job ) seems a good short term investment considering your swapping anyway.

    I would go with whatever option provides the best ROI. I don't place a value on "headaches" in pursuing whatever that option is. This is about making the most profit from the property that you own.

    Standards of living in the West are declining fast...
    Cost of living is also beyond insanity, i don't know where the West is heading but definitely not towards a bright future...

    In my opinion any investment you make in renovating it you'll double your investment when you sell

    Dude, 55K to do some basic repairs, slap some paint, and some nails? Sounds a bit much. I'd go half way. Do some minimum repairs, and get at least 100, or 105K.
    Unless as you said, you'd just rather not scrape together cash you have that is already limited...but otherwise, don't just throw away money cuz it'll be annoying.
