I would go with whatever option provides the best ROI. I don't place a value on "headaches" in pursuing whatever that option is. This is about making the most profit from the property that you own.

Dude, 55K to do some basic repairs, slap some paint, and some nails? Sounds a bit much. I'd go half way. Do some minimum repairs, and get at least 100, or 105K. Unless as you said, you'd just rather not scrape together cash you have that is already limited...but otherwise, don't just throw away money cuz it'll be annoying.
