Consider a water catchment system for your new cabin. They work quite well in this part of Alaska. Design the new cabin for a 300-500 gallon plastic tank in the upper loft area. Properly insulated it won't freeze for at least a week of no heat in the middle of winter. Any longer than that you could quickly drain it to outside. Then in winter place a 3-5 gal canning pot on your wood stove and you can easily melt over 30 gals of snow into water per day and have a hose with a switch to a 12v pump next to your wood stove that pumps the water into your tank.
You could even have a small metal roof on a shed for your initial tools and building supplies that drains into a 55 gal plastic drum to provide construction water for things like mixing concrete onsite. I'm excited for you guys :)

Rent the cabin out and draw an income for a couple of years. Banks love to see positive cash flow on a property and will even loan money on remote properties as well, as long as you have a relationship with them. Best of luck.

Yeah, their not making much new land these days.
Beetle kill has decimated about 1 in 5 trees out near us. Horrible to look at , but great to build with. Standing dead trees dry out faster and are easier to work with when you decide to harvest them.

Congrats on your purchase!! Please use snowshoes. Walking in that can be dangerous if there is a deep hole which you don't see until you step into it(like deep tree wells) and the situation can turn bad quickly

It looks like you guys have a beautiful lot! We have a 1 acre lot in Big Lake on West Sun Drive. Bought in 2010. Gonna retire in January 2023 and hope to move there and build a house. Friesen’s Cabins are what we have been looking at.

That snowstorm that blew through on Feb. 16th - 18th grounded us in anchorage for 3 days. We had to find a bush pilot at the willow airport. Mile 71 on the parks hwy. We were thinking about you guys when we went that way. Hope all is well and best of luck.

Couple of comments: Quaking, or Trembling Aspen as we call it in Canada. It grows in swamps. We had 60 acres of Aspen in Manitoba, and we lived in a swamp, so definitely don't go by the idea that Aspens grow in dry areas. That big open area might be all swamp. Have you seen any photos, etc of it in the spring and summer months?
That tall skinny tree you are standing beside, Arielle, that definitely looks like an aspen, not a birch. Did you peel some bark off to inspect it? At 9:05 , the tree Eric is beside, that one is a birch. A yellow birch.

Dan Bois Homestead, appreciate the info. We are pretty positive two thirds of the property is marsh but are almost certain the other portion is not, I was reading the Aspen can grow in moist areas but for the area we live those and Birch are a good indicator the ground is not a true bog. That tree that I was standing next to did not have bark that was peeling, so yes I think I was mistaken. I must look into the Birch because it does seem like we have paper and yellow here even though I read otherwise. Can't trust everything you read on the internet! :)
mosquitoes, the little swamp spruce are on moist ground...were are you guys at, pen-jersey will let you make payments on well, see dave at EZ RENTS for equipment best rates , probley be able to drive a sand spike for water by looking at the trees

Is there a reason you aren’t considering moving to the new property and using the old one as a rental? I’m assuming not enough of the right type of land for garden and animals? The birch trees are awesome!
How r plans on ur new land going? Did u get the clear some trees in the area to prepare for your cabin? If its going to be an airbnb or vrbo type rental, i will be bringing the fam to stay in it!!! Ur area seems prime to fly up to and explore!! Ur land and plan has Lots potential! Good luck & Gratz!
You refer to state land as usable land. What would you be using it for other than recreation? Lumber? Could you use it forgrazing if it were not too wooded.
I'm guessing your well at your place your living is fairly deep? Not all wells out there are deep. Ours was 118, needing to either pull the pump up or go down a bit further as I am pulling glacial sand (a screen wont even fix) and or pull the pump up a bit so it isn't vibrating all of the yuck down below... also have sulfur smell. Now my neighbor @ 55 feet away is 116 ft, perfectly clear and no sulfur smell. You all might check with the two local drillers out there as to how deep water is hit usually out where your new place is. You have the swamp there so there is surface water, there by your well may not need to be as deep... Just my thoughts and I could be very wrong on this. LOL anyway I have been researching renting my cabins out there and what I have found is that dry cabins rent really isn't that much vs if you have a well, even if it isn't hooked up you can rent it for a heck of a lot more. Just saying. (re-coop the cost quicker. If you want any recommendations on people to do your dirt work let me know. The guy that did mine did a great job and didn't charge an arm and a leg... he was reasonable)
AK Washkeeton thanks for the info, our well is 185 ft deep and most of the neighbors are right around 100 (and we have surface water here too), hence our hesitation to have another one drilled but we do plan to have water at the property for renters so they don't have to haul it .

Always love seeing the views of Alaska. Looks like a nice piece of Property. We are hoping to one day (soon) to be able to take a journey up there in our Skoolie and maybe spend the "summer" up there. We are done with winter, as we have lived long enough in the frozen northern climate of Northern NH (45 miles from the Quebec border), minutes from the northern base of Mt. Washington. (Which, btw, just broke another wind record the other night of 171 miles an hr wind speed!!!) We have been watching the weather comparisons of NH vs. Alaska, and we have been (for the last few yrs anyway) been colder and/or more snow fall than the southern portions!!!...
So yeah... not looking for a Winter time visit anytime soon, anyway. Can't wait to see the progress of the property, and all the other videos you make. Cheers!!!
Eric Catman, the cold has its drawbacks, definitely don't doubt more extreme weather in the NE, we are having a mild winter here so it was a good one to get established. It gets windy here but 170 mph sounds wild. The summer would be a wonderful time to visit!

They don't piggy back on other channels yet...that's how all these channels build up their subs...as you can see a few channels are here piggy backing on this channel now that they have over 1000 subs....They should do very well as they have great content...but it may take a year or two....

We did not see any chaga so far, there are some nice birch there but it predominantly has aspen. We will see though, that would be nice since we have a hard time finding it!
Simple Living Alaska I read somewhere that aspen have underground roots that tie each to the other, like mushroom, it’s all one tree. Of course I don’t know if it’s true or not, but maybe you will find out!

Congratulations guys that's great! Looks like a beautiful spot for a cabin. That moose was pretty awesome. Must have been exciting to see in person. We tapped a birch tree that was in our backyard when we lived in suburbia. Got about 1/4 cup of syrup but it was fun to try making it.
Almost Homestead, we were only planning to drink the sap, I was a little discouraged to make syrup when I read the ratio was 100 to 1, did you find that to be true?
