best way is to have a friend who plays a few heists with you in the beginning so you can afford either the kosatka or the nightclub. whichever fits more to your playstyle. either being more heist focused, which means more preps that could be harder for a beginner, but pay out more in the end, or a rather passive income by keeping the nightclubs popularity up and collecting the money, to get the other businesses, so you can earn more once you export.
