The renovation is well executed with great concept overall. However for a unit with 63years left, 900k is slightly over priced. You can compare it with other EM units but we all know 900k for a flat in Tampines is a little too much.
My EM in Tampines cost me $675,000. Not even $780,000 that you said is the average. Im also near the MRT, my yard space is also bigger and the ceiling is higher.
That part of the MRT track is a track switching area. It makes alot of noise when train passes over compared to normal tracks. And also, with a good view being a selling point, is there any gurantee that there would be no projects there ? Imagine paying close to a mil for that view and wind just for a construction to start. There goes your view and wind and hello dust and no privacy.
Nice decor but not the optimal floor plan when it comes to EMs. I prefer the one with the bedroom below and big yard space. So u can have 4 sizable bedrooms.
Hopefully the new buyer has full cash to pay up. Else in 3 years time he will have problem refinancing after lease left 60 years. Seller is smart to sell now.
This is certainly the best time to sell as resale HDB market is booming, budget 2021 is coming so the seller better not waste anymore time and take the reasonable offer.
$900K for Tampines location is overpriced, Tampines is so far from central. Rather buy city fringe EM/EA which are also asking for similar prices. It's less attractive to live near the airport during this pandemic period.

900k is way over-priced. Though the design is quite nice but no wow or creative factors. Seen this type of design before elsewhere. There are a number of things I want to change, looks dated. Plus it is at the end East, not Central of Singapore. I can get the same price for a same model top view at Bishan. Though is 3 bus stops away from Bishan mrt, but it is Bishan. Got it!
All these prices made high by real estate agents. Tsk tsk. Unfortunately it's all about willing buyer willing seller in Singapore. Agents made rich, buyers made poor.
You cannot compare duxton with EM. Duxton u you are buying for a premium price for view/location. EM you are buying for size. You cannot get this size in any of the new flat nowadays and it is so small like a bird cage. Pinnacle has a great view no doubts but interior is very small. Maisonettes are very rare units which SG govt dont intend to build anymore in future. And EM gave u a more privacy feel. But i do agree with u that price are on a higher side for a hdb maisonettes at $900k. I would also think twice to go for it.
Balance lease of 63 yrs left and another sucker buys this? Fooled by the interior reno and not looking clearly at the fine print of a 99yr lease HDB?😆😆😆😆

How about getting a unit that requires Reno at 650k and commit 100k for Reno to own preferred style. Still technically cheaper.

Pinnacle Duxton have better view than this EM . 900k not worth for this unit and the lease balance is less than 65 years.
