how come a property in PJ can still drop price when it's near to LRT? PJ + public transport should be the greatest combo deal... sean please advise whyyyy , I'm worrying now
@@jylaw9495 the one mentioned in the video, the girl bought a property in PJ near lrt at rm620k but now drop to rm600k. somemore she fully paid off , so i assume this should be a property she bought long time ago, supposingly the price should increase
the one mentioned in the video, the girl bought the property at rm620k, and now it drops to rm600k. she fully paid off the property already, so i suppose she bought it long time ago. The price should be appreciated since its in PJ + near LRT and quite some time ady. Even price no increase, should not drop also.
Thanks for sharing these info with us Sean! I very much agree to ladies owning properties as a second source of income. Sleeping with high debt to the bank is probably one of the difficulty I will have to encounter soon as I hope to see myself as a bao zhou po in the near future
Rental yield in PJ ranges from 3-5% annually, with higher yields found in desirable locations, newer properties, and well-maintained units, while older properties or those in less prime areas tend to yield closer to 3%.
Iherng need your opinion regarding about inheritance tax on property. Would u make a video for your pov and how heavily affected when invested multiple property?
Can you give me examples of poor furnishing so I can feedback to my team? Have you also reflect those concerns to the landlord? Because sometimes not everything in the house is done up by The Makeover Guys, but let’s see:)
Regarding the leasehold issue, I can't imagine u said that, even agent don't dare to say it. I don't not the history of Shang villa, but for certain case like landed in Sri petaling and Bukit maluri kepong, leasehold can converted to freehold because there was a mistake by the authority years ago. The land is originally freehold. They just revert back to the status.
Will inheritance tax change property investment game?

What's the current rental yield in petaling jaya?
Rental yield in PJ ranges from 3-5% annually, with higher yields found in desirable locations, newer properties, and well-maintained units, while older properties or those in less prime areas tend to yield closer to 3%.
Also, explore mixed-development projects with commercial units. They tend to attract long-term tenants and command higher rents.
What about renovating older properties in PJ? Can increase yield through refurbishment.
Renovating older properties can boost yield to 4-5%. But, make sure you calculate renovation costs carefully to ensure ROI.
That's great actually, I've seen similar success with mixed-development projects. Commercial units can command RM2-3/sqft more than residential units.

Well it’s still in discussion. Not confirmed by the government yet. Let’s wait and see first. If it happens then I’ll make a video about it:)
