  • Let's start with the Financing. Banks don't care about Acreage. So it's not the bigger it is the more they will lend. Nope. A house on 100 acres to the bank is equal to the house on 10 acres. No difference to them.
    Banks will require more than your regular 20% down payment on most commercial properties and if there is any evidence of lands that dealt with automobiles of any kind will probably be subject to environmental assessments to see how the soil is. That will cost money and you can do it as part of your conditional period but if you walk away that is money spent.
    Verify the zoning of the property to ensure you can do what you want to do and if what is going on on the lands is permitted. That may also show why taxes are what they say they are... until later.
