@ That’s incredible!! May I ask for how long was your rest like? I know of many who took 3-6 months, but having gone through an ultra hectic work-life (more intensified than others), I personally feel that it isn’t a good enough timeframe for a gear down to an eventual rest state. I do acknowledge that not everyone may have the financial capability/confidence to execute it, which is why I kept emphasizing it is important to achieve F.I. as early as possible to render own self that option, when needed to exercise it.

For a single person who is 52 and having minimum investment and no property, no debt with. will you advise me to buy a Hdb for future rental income? Should i pay with cash or financing? Would like to hear your view as past pty agent. Thanks in advance.
Hi there! Property advice would require more details for your specific case in terms of income (can you still qualify for loan - HDB/bank), where are you staying right now and CPF capital base (interest generation). Wouldn’t be a straightforward answer but in terms of financing for non-owner occupier properties, subject to cost of financing, using leverage tends to be a more worthwhile option compared to cash (but also provided you also have other investment options to deploy your cash on hand). If you are highly conservative and cannot sleep with a “debt”, then paying with cash with no loan will be a sleep-proof solution 💤 If you don’t own any property (reason I don’t know why), owning a home in Singapore (at least a HDB flat) is never a bad option.
@solowithavril thanks for responding. I am currently staying with my dad in an old 3rm hdb flat. Reason for not owning any property back then is because I prefer to stay with them as my mum is ill as one of the caregiver. The other reason is that I am risk adverse and afraid that I can't afford the debt as my mum need dialysis and in and out of hospital. I have check with cpf recently, i only qualify for bank loan and no grant too. Due to my age, the loan tenor will also be short. I have met my RA amount. For my age, do you think it is advisable to buy a HDB for future rental income?. Is there a different to buy before 55 yrs?
@@Yongfifi Thank you for shedding light on the background context. Given your age now at 52, you are just 3 years away from 55, which you can withdraw your CPF OA for excess. When you say RA amount, did you meet only the basic or FRS? Considering you’re living in your parents’ home and had been a caregiver, may I ask if the plan is for you to inherit their 3-room HDB flat? Reason I’m asking is because assuming you decided to go ahead and buy a resale HDB flat under your name, you can’t own both as your parents’ flat will eventually have to be sold off upon their demise. No individual can own 2 HDB flats and utilise one of them for whole unit rental. Given your age and risk adversity, the runway is also shorter and you are taking on a bank loan which also depends on your working income (job stability and how long you plan to keep on working - question of want to VS. have to). Instead of purchasing a resale HDB flat, have you also explored the option of applying for a BTO 2-room flat under singles scheme? Since you do not have an immediate need for a roof over your head at this point.
@ Hi Avril, thanks for hearing me out. As I still have a younger brother who is unmarried and staying with us after my mum passed away, I am thinking whether I should own a hdb flat which I can rent out for income and my brother can fetch income for my parent’s flat since my brother is not earning much. I’ve met the FRS. So am thinking of the option of fully paid with cpf OA if the property is not beyond $500k. As I wanted to have the option to retire before the official age, I may not want to incur debt. Possible to share the reason why you are suggesting owning a BTO 2 room instead? May also consider if it is another better option in view of my age. I do have friend that suggested to forget about buying a property and instead be more active in investing in stocks as the commitment is lesser in view of my age. Would also like to hear your opinion?
@@Yongfifi Thank you for sharing further details. So there is a dependent in the picture and in this case, your younger brother. Very thoughtful elder brother you are 🤗😉 So your original thinking is to buy a resale 3-room HDB flat, then both you and your brother can have the option of room rental for an extra income - is my guess correct? While this is a common ‘ideal’ for many, sometimes when it comes to execution in reality, privacy concerns tend to arise when one has to live with another housemate and it became a lifestyle compromise. Good that you have met FRS. If you deploy your OA funds into a resale flat which is illiquid, technically you will have lesser amount for your retirement funds (RA) other than CPF Life which only starts later at age 65 or if you chose to defer to 70. Within the decade in-between, you’ll also have to consider your working income, other savings/income streams (but you mentioned to you do not invest at all). I’m suggesting the BTO 2-room as an alternative option to explore (not a must) is because you can afford to wait. And it is also subsidized plus you won’t need to deploy too much CPF/Cash parked in an illiquid asset considering your age. I don’t think you would have the energy to keep moving homes as that’s something not too desirable when one is at a later senior age (unless you enjoy the experience 🤭). You’ve also mentioned that the 3-room HDB flat owned by your parents is old so there is also a decaying lease concern. I’m not sure what’s your brother’s age/income etc, but since you are factoring him in, perhaps can explore the option of each applying 2-room BTO (you starting the process first as an older bro, need not be concurrent but a good-to-have if want to stay in the same estate) and when the time comes, sell off the parents’ home (meant for you two to share the ‘inheritance’ anyway), and recycle the capital to your respective own homes and extra money to keep aside for living expenses. There are many ways to skin a cat so I hope I am not confusing you but merely being a side mirror here to point out blind spots for you in this discussion that’s all *not rendering professional, specific advice* 😬😁😇

Heyo fellow soloist!! 👋🏻 I totally ‘get’ you in terms of the jittery stepping into the next decade era of your adulthood (30s for your case)! I was single when I entered my 30s and honestly, I thought I wouldn’t find the ‘one’ and probably won’t settle. In the end, I met my husband when I was 33 and got married at 34. In terms of looking to marry, my advice is - never stop looking and ditch any checklist if you are having any. That’s what I did and my hubby was an exact opposite of me! 🤭😂 As for children wise, unfortunately I’m not blessed enough yet but that’s a story for another time. You can watch out for my next video that I’m planning to post on V-day about love and marriage. Hopefully that can give you some new perspectives ❤️🥰

@@Ace-bm3ys Thank you for asking. Yes, I do. And for transparency sake, my residential property in Singapore does not utilize any CPF as I’ve made a full refund of CPF+accrued interest over the years too as part of my CPF accumulation journey.

If t bills, digital banks like GXS goes to 2.5%, how are you going to get your mthly returns?
That’s why in the video I’ve mentioned, it is important to (1) build a foundational base because even at a normalized 2.5% interest rate, compounding can still work its magic with time and (2) always have a war chest to ride on opportunities when they appear. This video is about my 2024 portfolio performance which reflected the additional interest when T-bill strategy works but not so much now in 2025.
why is your cpf interest at 3.5%? tot its either 2.5 or 4%?
It doesn’t but with MA + SA at 4%, it is just a rough estimate to average out the 3 accounts. First $60K of the CPF combined funds will also get an extra 1% too.

Personally, I normally plan up to 10-year horizon in terms of liquidity and cashflow. CPF and investment properties (fully paid or minimal leverage with pay down over time), then will be more than 10-year horizon. Equities and bonds, I tend to be a little more cautious due to exposure with market volatility. In my PoV, I see myself as the most valuable human capital so I prefer to invest in myself be it on skills, knowledge and health for sustainable and downside risk management (insurance).
Congrats 🎉, will be challenging for sandwich classes to achieve FIRE in their 40s-50s taking care of elderly with health issues due to old age , young ones .. will be much easier for DINK (dual income no kids) to achieve FIRE early 😊

I would say it can be unfair to stereotype/label anyone be it DINK/Boomers/Strawberries/SnowFlakes etc. because each generation or life season, we actually face a same old story but different journey. Millennials like myself and even the GenZs are now experiencing this ‘quarter-life or mid-life’ crisis, which I’m pretty sure the previous generations also faced the same but now we deal with a different set of operating environment. It is never easy to compare with one another on a scale that can ever be balanced. But what we can individually do is for those who managed to ‘run ahead’ of others in the faster lane, instead of enjoying that free air/space/abundance alone and selfishly by ourselves, why not take a step to look back and lend a helping hand to those who are still running behind. Idealistic as it might sound, but that’s what I hope to be able to champion for as a worthy cause in one of my new 5Cs in this current life season of mine - Contribution 🤭😇

If one can only rely on CPF payouts without other income streams during old age, that can be troubling too. PS: For good health reasons, can always consider drinking water instead of spending cash on bubble teas 🤭😊
Well said Avril. Delayed gratification is the way to build wealth for consumption in our later years when there is no more income. CPF LIFE is one of the income streams that we can rely on after age 65. If you want to tap on your cash value of your CPF OA after age 55, can start drawing some money now and then (just like a ATM) provided you have set up your FRS in your RA. With early planning and some strategizing, it is possible to retire on our own terms when we want to!

@@BeOutstanding It doesn’t but with MA + SA at 4%, it is just a rough estimate to average out the 3 accounts. First $60K of the CPF combined funds will also get an extra 1% too.
