    So does this update mean that you sign a contract before seeing a house? If we are actively looking, buy don't find the right home, we pay a fee? Is this only for usinh buyer agents? Sorry for so many questions

      Great questions, and thanks for watching 😊 Yes, you must sign an agreement before a realtor can show you any homes. It spells out the compensation terms that are agreed to. Any fees will be disclosed in those agreements. Everything is negotiable, as it always has been, but you will have more conversations upfront, so there is more transparency. We can't speak for all agents, but in our experience, most agents would not have a fee for not finding the right home. However, all fees will be clearly spelled out in the agreement you review and sign.

      This is a short from a longer video, you should check it out. We refer to a homeowner who repeatedly posted about roof leaks in their Facebook community group, which is not connected to the builder. We encourage working with the builder to correct this. I just wanted to inform you that keeping your mouth shut is not the advice shared. In this case, the homeowner listed their house for sale a few years later and, on the property disclosure, said there were no known prior roof leaks. You can imagine how that went over when the buyer in the contract found their old posts in the Facebook Group. Lawsuit, extra warranty for roof, home warranty, further discount at closing...     I’ve toured some finished models. The interior of these homes makes it look like they were built in 2005. Cheap Cheap there profit margin must be huge. Enjoy your floods in the cove! lol

      Thanks for watching and commenting. These homes are built to high standards, like all new/newer construction homes, and with the latest building codes. The community did not flood during Ian or Idalia, while most of the area around it did. The homes offer a more attractive price point than many homes in the area which many will find attractive as the location is central to many residents lifestyle.

      We partially agree. Not all realtors are the same, and many will choose to leave the profession. That will be good for the industry. Almost half of all real estate agents in FL do less than 2 transactions per year! That is insufficient to know the market, negotiate the best terms, understand the contracts, and show value. Don't worry; the herd will be thinned between the market and the proposed NAR settlement.

      Yes, they will continue to come. Most of our area is beyond the storm surge, not in a flood zone, and the new building codes have hardened the homes. We are in a tropical climate and susceptible to the summer storms. There is advanced warning and time to prepare for these storms. That is unlike many other weather events occurring throughout the country. We believe data helps tell a story about buyers. Is the market slower, of course. Inventory is up, but rates are already falling, with a point reduction now expected in the remainder of 2024. Sellers are making deals and negotiating repairs. That is good for a buyer, which we've highlighted in the video. In the past 7 days, 661 homes have sold in our market, and 631 have gone pending. We appreciate the view and comment.

    Stop giving bad advice. Now is not the time to buy anything. Homes are way overpriced and rates still suck. Insurance is riiculous and god forbid you buy a property with a HOA.

      We had many buyers decide to wait when Covid hit. Many of those buyers are now priced out of the market. Florida isn't for everyone. We can help you sell too. We subscribe to the thinking that it is tough to time the market. Most advisors advise against trying to time markets. If you want to be somewhere long-term, trying to time the market may not work in your favor. Real Estate has proven to be one of the best tools to build wealth, and we all need a place to live. A quote we like says, "It's better to buy and wait than to wait to buy real estate." I think evidence helps with doubt. In the past 7 days, 661 listings have sold, 631 have gone pending and there were 1,147 price reductions. Add in falling rates finally, higher inventory and sellers making deals. We believe this could be a good time to buy. Is insurance a problem? Yes. HOAs aren't for everyone; there are many properties not in an HOA.       Thanks for watching. In our area of Florida, the inflow still far outpaces the outflow.. It's not perfect, but it appears many still believe Florida, specifically SWFL for us, is better than where they are.

    If people can, maybe they should just stay in their original starter home. There may be big reasons they can't. In my life I've seen retirees that have been able to stay in their homes right to the end, and I've seen retirees renting because they kept buying more expensive homes. Good luck to us all. Maybe this couple was dealt a favor by the fates.

      Hi Thomas, these are all 50 foot lots in this community, regardless of the floor plan chosen. Rivercreek has a great location in Estero - closer to 75 than some of the other new construction. They have sold about 50% of their lots in just their first year. It is quite a popular option for people looking to move to Estero. We certainly don't have a crystal ball, but we expect it will experience solid appreciation like much of Estero..

      This is not a 55 and over. it is seeing a mix of people who live and work in the area, snowbirds, etc. It is in the eastern part of Naples, an area that is experiencing growth right now. It will be a good sized community with great amenities. Let me know if I can answer any other questions.
