@yeye2able I used seven courses above ground, and three in the foundation. But you may use less or more in the foundation, depending on your site soil conditions, structural engineer's instructions or individual preferences for the blocks above ground

Option A's main lounge has an area of 26m², while Option B's main lounge has an area of 30m², leaving a difference of just 4m² between them. However, Option A also has an additional lounge that is 8.25m² in size. Ultimately, it depends on whether having the additional 8.25m² lounge is more or less valuable to you than having a 4m² larger main lounge. Is the additional lounge in Option A positioned in such a way that it can be converted into a children's living room or study? If so, you might want to consider that option. However, you should also consider the overall merits of both designs. It's possible that the one with the smaller living spaces has other benefits that the one with the larger living spaces does not possess. Sorry if this reads like a non-answer, but it's the best I can do in this situation. I hope it helps.

@africanbuildingcosts Well option A duplex has better facilities than option B However my concern is purely on the living spaces. Additional lounge in option A could serve as good bar space, home office, bookshelf/reading nook . The flexibility in option A allows to use to have open floor concept where dining could serve as kitchen and the additional lounge as dining. Which of these options would you choose for yourself assuming you are asked to choose??
