@@ReeceCaruso I recently went for a 40000 car. The quote was for 1622 per month ( less Tax benefit of 320) which makes it 1300 per month. Residual value including GST is at 22400 which comes to 53600. For purchasing on Finance it works out to 42500 car cost including interest + 3000 insurance for 2 years + 4800 for fuel for 2 years which makes it 50500. If it is for 3 or more years, found that Novated lease works much better than outright purchase.

Thanks heaps, I appreciate that offer a lot! I ended up calling Homestart, and they clarified that it is "indexation" on our minimum repayments (not like a HECS debt at all). Which is cool with us. We're very good with money and pay way more than minimum anyway (which is less than our rent was before!), so it going up won't affect us. I'll take the time to point out though that "minimum repayments" do not cover interest in our case, as they're based on "affordability", so if we weren't paying way more, our balance would be slowly increasing (and was for first month). I appreciate your video and what you're doing. I think we're in a small category of people, low spenders, very low income, had saved heaps over many years. We don't have the capacity to earn much (due to health problems and my husband caring for me), and couldn't get with a different bank. We'll be moving to a bank with a more affordable interest rate after year 1 (with our savings, we're hoping to get renos done and make value of house as such that loan would be less than 80% value and no mortgage insurance). We can see lots potentially having a hard time if they don't plan it out carefully. The minimum payments being lower than interest terrifies me. To think our loan could be growing larger without us even knowing! We're lucky we noticed this and made sure our payments were higher early, and as we're anxious, we decided to go hard at repayments. We're incredibly frugal, basically eat 5 ingredients we buy in bulk, and don't buy clothes for years, then go second hand or Kmart. Our furniture is all mismatch etc. No luxury like Netflix and only go out for a pub meal every 2 months. Can't see most people doing this. It's taken about 12 years to save. I'd encourage anyone who has earning potential to get what they can afford, and really consider what that means. We're glad we got in on these low "minimum repayments", because we're used to going without and want to spend our money this way for stability, due to bad experiences renting and moving with my health. But would agree that in ordinary circumstances it would be predatory to charge less than interest for repayments; you'll be locked in for a very long time. Better to get a crappy place, pay it down in 11-25 years, and then go all out on the luxury home 😄 Sorry for the long message. Again just really appreciate what you're doing. Couldn't find a lot on Homestart loans on RUclips!

The Medicare Levy Surcharge is applied to your entire taxable income, not just the portion that exceeds the threshold. If your income exceeds the MLS threshold and you do not have private hospital insurance, the surcharge will apply to your entire taxable income, including any fringe benefits and superannuation contributions, rather than just the amount over the threshold. No that’s not how it works at all. You can’t park your money with a charity. You would need to donate it completely. At tax time you would be able to deduct your donation as an expense against the rest of your earned income for that year.

I wouldn't say its normal and personally I wouldn't provide those details if asked.

It is probably not the standard for a single home application for a family or something, however I operate a rooming/boarding house in Melbourne, and its one if the data points I use to determine the ability to pay. This is because with this particular asset class, alot of people are not able to provide past rental references and are on lower incomes, so if you were to Simply go off the old standard of rent needs to be less than 30-40% of thier take home, then you would barely have a single tenant, as they are on lower income. The bank statements allow the vetting process to look at spending habits more than total income. This let's you see that they may be on $500 p/w, however if they spend $450 a week at "Melbourne hotel" then thier spending habits may be something to stop them paying rent, therefore not a great applicant for us.
