This crap happenend to me last week. Two weeks before closing. This EIDL loan that we had to take out because the government shut us down that I did not even have personal responsibility for somehow has shown up on this CAIVRS report. Threw my VA loan out the window.

This whole landmark lawsuit seems very odd to me. Commissions have always been negotiable, listings agents have always had to sell themselves to their listing clients. Many of them get their commission down to 3%. And it has always been an option for sellers to allow their agent to split his fee with buyer agents. None of that was a collusion. It may have been a tradition, but negotiable. Why the lawsuit, then? and why didn't the Sitzer complaint include the mortgage industry for fixing their lender fees? which are outrageous. Mortgage brokers don't do nearly as much work as Realtors. Are the bankers like blackrock and vanguard just trying to eliminate Realtors?

That was a complete exercise in running in place. No ground made. No information given. Good job on being vague and good luck in ever getting any subscriptions or likes. Most cases nowadays associations or developments are not approved due to percentage of units with renters versus owners occupying the spaces which you didn't even bother to mention. You also didn't mention it cost about $1,000 just for the application and the association will not pay that and you probably have to pay them just to fill out their portion of the paperwork as well as their financial company who you'll have to pay as well with no guarantee. You can get included on the list for FHA approved condos.

I do think the rising costs of insurance or possiblities of not being insurable will limit the number of buyers in certain area - for example coastal properties. I, like you, do not want to ever suggest that a client NOT purchase insurance. It's getting really interesting around here.
