This is NOT advantageous to the seller. In fact, it's a rather sleazy way to skirt the financial commitment earnest money represents. Sellers, do not let buyers do this to you. This lady clearly is giving shady advice ethically.
It's not shady advice. A seller cannot hold on to earnest money if a buyer wants to end the contract as a result of the inspection. There is nothing wrong with a buyer having the inspections done quickly and then submitting the earnest money once they are happy to proceed. Besides, if a seller didn't agree with the buyer's proposed timelines, they could counter the purchase offer.

But if sellers want to sell and a buyer wants to buy, a buy down rate enables both parties to make that happen
