    Staging has to be the most fun job in the world. You just get to non stop decorate different spaces with the added challenge of having to design around permanent fixtures. With that kitchen the stager could have very easily gone a glam route I’m glad they went traditional instead. I find glam to look trash but this looks classy. Great use of space.

    • @StoneParkRealEstate
      @StoneParkRealEstate Месяц назад

      Agreed! Also, good stagers have tremendous skill - they not only have an eye for design, but they need to have a feel for what type of buyers are coming to view the property. Thanks for the comment 🙏

    It's very true that Lowes buckets are shit but Lowe's has so many things right compared to home Depot. It like the Atlanta Bread Company has so many things right over the Panera bread company which is really not a bread company at all in many locations. They serve food with little to no choice breads for sale.

    • @StoneParkRealEstate
      @StoneParkRealEstate 5 месяцев назад

      Interesting take. One thing that I believe hd has over lowes is the special orders. Doors for example - depot 3 weeks vs Lowes 3 months

      Alot of the subs we use wouldn't be able to do this (understandable), but the method you suggested would make it easier. So much cleaner and straight forward - thanks for the comment.

  • @JackJack-ld5eo

    It all depends on the size of the job. In most states, a contractor cannot ask for more than a 1/3 deposit. Unless there are custom materials involved. Then you can ask for up to 50%. We usually ask for a 1/3 deposit, 1/3 progress payment, a substantial completion payment of the balance minus $500-1,000. And the final payment ($500-.1000) after the job is completed. We never leave a large sum for the final payment.

    • @StoneParkRealEstate
      @StoneParkRealEstate 6 месяцев назад

      Thank you for the comment - That's usually how we do it. How would you do a larger project 50k to 100k? As a GC, we want to make sure that last payment is around a 1/3 to make sure the work is completed. However, we've been subs on jobs and so getting that final payment as low as possible totally makes sense.

    I saw a documentary about a 12 year old boy, sole supporter of his family, he worked in the garbage pits finding recycling metal he sold to pay for food. Bread and rice. He saved for a year to buy a used bucket from the stand in town . The next week he was able to carry 5x more metal and moved his family to a new home after 2 years. All because of a bucket. 🪣.
