Thank you for watching and contributing! Value is subjective and people move here for the lifestyle as well! We are seeing a tempering in prices and certainly don’t see signs of any bubble. Builders have been offering healthy incentives for the last couple years to counter balance a softer market. We know that the local market here does not reflect all of Florida. What market are you in?

​@@ThisWeekinVeniceFlorida I don't know anyone who is willing to buy into a bubble for lifestyle or FOMO which is what most realtors in FL have thrived on. All I see now are a bunch of bagholders who panic bought the last 3 years, and now better be willing to hold for a long long time. Sorry, the real decline is incoming. Calling this a softer market is probably what a realtor has to say, despite what he or she really may be thinking.

Beachwalk does not have a CDD. Great neighborhood 5 minutes from the beach. They have a great amenities center and restaurant.

Hi Marci and thanks for your comment. You’re right to a degree, Englewood has fewer options than Sarasota but definitely offers a great variety of Mom & Pop restaurants and waterfront dining. Englewood is for the person that prefers a slow beach town vibe without all the traffic that Sarasota is well known for. It’s also for those that don’t desire a late nightlife because those days are well behind them or it’s simply not their scene. We wish you all the best in Sarasota and hope you have many more happy years there.

Thanks for your comment! I prefer tile because there are no transitions. With LVP they often put transitions in doorways. But we find LVP is softer under foot. It really comes down to what you like best. Either are great choices for resale due to their popularity.

Many opportunities on the horizon with all the hospitals and medical facilities opening in the area. This is a big hub for business owners and certainly great for realtors! The flooding in Wild Blue was isolated to where they had filters on the drainage to prevent materials from being washed into the drainage. This is common in a construction site. They don’t have systemic flooding and are well above sea level and far enough inland. It’s a perfect compromise.

The deals are relative and not huge discounts. There is room for negotiations on spec and lot premiums. The reality is this is the best time to get a deal is now. Pre election slump and with rate cuts in the horizon prices are bound to go back up. I understand the space between homes. There are options for larger lots up to one acre and there are 143 foot lots.

Yes, you can build for as little as $1.3 million with a pool. The variation in the price range we mention reflects the wide range of lot prices available.

However, all the ZIP codes in Wellen Park correspond to a Venice address, which can understandably cause some confusion. We often mention that it's 'located in Venice and North Port respectively' to help clarify this. This overlap is quite typical in many master-planned communities nationwide and is indicative of healthy growth in the area. In fact, there's a possibility that Wellen Park might eventually become its own municipality. While previous efforts have been rejected, this could change as the community reaches full capacity.
