Something isnt making sense here... you created a note in first and a note in second position then sold one after closing to pay off you private lender... but you wouldn't have been able to close with clear title with your lenders mortgage one the property. Where you borrowing his money unsecured?

Are they saying you buy the house, flip the house, then lend the house and collect rent? I don’t really get it. They mentioned the downside to their strategy, the money gets locked up for years, I like they mentioned that though, good to know the other side of it.

I appreciate these case study videos since the books I have found on the subject seem to lack real world examples. I wanted to ask, do you ever factor the concept of the time value of money into your calculations when evaluating a deal?

So the only thing I got from this is that u used 2 notes to get paid. Is there any more info u can share like what to tell the lender or u just say “I want it on 2 notes”?

what would you do with $500K in note "space"?

If this was true. Id do it. They wouldn't even give my brother a 100,000 grand to remodel a old hotel. In this day and age you half to have 100,000 grand in savings before any bank puts the pen to paper.
