@@trail70brent No, I don't think so. You would need a much larger amount of displaced people moving here to have a significant effect. However, I have worked with many clients from CA trying to escape the high taxes. Phoenix is generally seeing lots of new residents from all over the US.

Also a factor of jobs, there is a pay difference and employers are backing away from remote positions

I like Wales Ranch for the right buyer! Each community comes with it's pros and cons and of course, location! Wales Ranch is far from the 202 freeway, so it isn't the first choice for many buyers, but depending on where you work, it definietly can be a good option! Are you considering moving there?

Disagree! What drives the market is not how sellers are pricing their homes - it's the rates. Once rates drop again, the number of buyers will increase, prices will go up, and you will be competing against other offers. Now is a great time to buy. Buyers have the power - they are getting closing costs paid for, price reductions, rate buy-downs, repairs done, and little to no competition.

There are definitely cheaper homes if you go further to the outskirts of the greater Phoenix area or are open to an older resale home. Do you live in the Phoenix area already?

@@Wicked_Ticks many builders are currently offering rate buy-downs, price drops and closing costs covered... making them better deals than resale homes in the area. Housing prices are different state to state, of course... our prices look great to a Californian but not so great if you're from Kansas, for example. It's all perspective.

That's horrible. I haven't heard this something like this before.

There are private builders that develop pockets of land, but I don't know what your price point is. I could set you up on a search to get only NO HOA homes sent to your email that are built spefic to years (such as 2023 or newer), as well as reach out to some of the private builders to see if anything is a match.

@@ReiJarrod I see. If you want a newly built single family home in Chandler or Gilbert that has no HOA under 575K, I'm doubtful you can find it. Sometimes in older neighborhoods, a buyer will demolish the old home and build new. But then you're in an older neighborhood with homes all around you that usually don't look great.

This project is currently in the preliminary design phase and is not currently funded. However, the northern portion, from I-10 to Riggs Road, is included in the project list of the recently-approved half cent sales tax extension in Maricopa County. So... your guess is as good as mine. Views is not the goal and unfortunately many youtubers use methods to get views that actually hurt their channel. The goal is to provide content that real people who are moving here will find value in and reach out. I will never pay for ads or share my channel anywhere. The best thing is to let my channel grow organically, and I have already been helping people move here who have reached out from this channel. But thank you anyway.

I always refer people to crimegrade.org for a general idea of crime rates, or niche.com, where they gave it a B- for crime - www.niche.com/places-to-live/apache-junction-pinal-az/crime-safety/ Keep in mind that just like Eastmark, Blossom Rock is essentially going to be it's own mini-city. I do not have concerns referring clients to this community in regards to crime.

Thanks for watching. Blossom Rock is at the very beginning stages, so I'll speak to my expectations. With it being the same builder as Eastmark, I expect it to have similar characteristics - tons of amenities, activities and social groups for a relatively low HOA, and a family friendly, young community. Because Facebook, Google and Apple all have large centers within 15 minutes, I expect this area to be a popular spot for people coming for employment. Blossom Rock's sales offices have been VERY busy with potential buyers (more than the norm), so I anticipate this being a good return on investment (of course, depending on future rates).
