I am 100 service connected in Florida and our County doesn't fully exempt our property taxes
When I was in school economics and finance class was mandatory.
Stocks return 8-10% per year on average vs real estate 4-5% on average. This means you double your money with stocks every 7 years while it takes 14years with real estate. Ok, you can flip houses, but flipping houses is a job/business and it takes time vs buying an ETF takes 1 minute and you are exposed to the whole market. While the real estate guy is still driving to his house, you can work in an other job and earn a salary or build a business. And during a financial chrisis or housing market chrisis you also have zero control over the market price of a house. Just remember a stock is a real company, actually producing something like phones, bricks or actually building houses. Thats a real business and a real passive income for you as thousands of employees are working for you, because you own a part of this company as a shareholder.

as a child care worker i believe that daycare and prek should be compulsory the same as public schooling and should recieve funding as such and be free for people to use. this seems to be the most straightforward solution to this, and it would help people to have a benchmark level of socialization before entering elementary school

My lender is my best guide? Ah, NO! They are there to maximise profits, not save me money. The rate isn't as important as paying down the loan quickly up front where the majority of the interest is. Paying off as much principle as you can early on will save hundreds of thousands of dollars and be out of debt years, maybe even decades sooner. The money you save could be invested into other properties.

So what if the amount of the va home loan was 189k and foreclosed on. And my ex-wife weasled her name onto the mortgage when I was in training abusing the POA. So what is my new maximum and minimum allowed for a new va loan?

Nice video, Rebecca. I used to live in the Virginia suburbs of Washington, DC, and the traffic there is SO MUCH WORSE! I think the traffic around here *seems* worse because Central PA has so many tiny "townships", with narrow roads and short "blocks"! (Gridlock!) Also, the winter weather here is very similar to DC, but probably more *humid* in the summer! There's still a lot of farmland and wooded areas currently being developed around Mechanicsburg, so that's creating more RESIDENTIAL opportunities, more SCHOOLS being built, and more Business and Retail spaces!! Central PA is growing FAST!!! (Which means housing costs are RISING, comparable to other suburban areas in the U.S.) Central Pennsylvania still values it's HISTORY, which is my favorite part of living here!!! Short drives to Gettysburg, Hershey, Lancaster! And proud communities, like Mechanicsburg and Carlisle!!!

$1720/month is not affordable for the average person. The real estate prices all over the country are out of control thanks to inflation and BlackRock buying single family homes for over market price. This government is beyond corrupt.

This settlement only benefits the lawyers who will get 30-40% of the settlement. It makes it harder for buyers and buyer agents, which ultimately will affect the sellers by reducing the number of potential buyers. It will also make it harder to maintain clear cooperation between brokers. If sellers think they will collect more money for their homes as a result of this, I think they are dreaming.
You are correct about the lawyers! It will make it harder for the listing agent as their phone is going to blow up with agents asking what the buyer commission is. Also the buyer's agent will have to determine how much they are making upfront before they even show the buyer a home. It's like they are going in blind.

Disagree with a large portion. Fed will not lower rates to the May meeting at earliest as it does not want to risk doing it too soon and having to reverse field. During this period there will be much more in the way of economic hardships which will create a spike in foreclosures and short sales. All of which will negatively impact home values
I don' think you will see as many foreclosures as you think. Reason is, people have more equity in their homes than ever. If they fall on hard times, they will sell their house and take the money rather than let it go to foreclosures.
@RebeccaFooteMortgageTeam how fragile is that equity? Who will buy the homes due to issues of unaffordability? Banks have lowered rates already in anticipation of fed lowering rates. This has not spurred the increased sales which was anticipated. The fed wants to make sure inflation has been stifled. So as these homes sit on the market for longer periods what will happen? They will lower asking prices.
@@antoniobrown1616 The current market today is all over the place. Yes, there are some homes sitting and having price reductions. However, there are also a lot of home still having bidding wars. The fact is, we do not have enough housing and that will continue to drive up prices. Homes in the US appreciated 7% in 2023 and they are already up again here in 2024. Affordability is an issue, no one can deny that. But there are ways to help make the homes more affordable.

Thank you for your reply Mike. And I do agree with you as well. We all need to live within our means...so should our government! When do we stop? We're hitting another debt ceiling limit here in January. Someone (us consumers) are going to have to pay in the end.

As someone looking to enter the market i know im not the only one sitting on the sidelines waiting for more than rates to drop. Wont pay these prices even as rates come down. Especially given the deteriorating and unstable macroeconomic backdrop.
You are correct, lots of people are sitting on the sidelines waiting for rates to drop. I will do a video soon showing how when rates drop and more buyers enter the market....the monthly payment is actually higher than buying now due to the fact that you will have to pay a higher price for the home. Same, everyone I know that is looking to buy is waiting. Prices here in Austin are already down 15% but still has more to go. Smart money is waiting, these realtors are just trying to grab up the dumb money as fast as they can while it lasts. Predictions are pointless unless you look at all the data in the economy.
Inventory is slowly increasing but unaffordability is also increasing, majority of buyers waiting to buy can't afford these prices or sales would be increasing with rates dropping. Until owning is comparable to renting the market will be slow.
There is no doubt that affordability is an issue, we mention that in the video. However, since rates have started to come down...it's starting to help a little! I don't think anyone knows how to solve the affordability problem once and for all!

haha, yes....but we said monthly! It would cost roughly $3,282 a month.
I lived in Carlisle/South Middleton Township from 1977 to 2014. It is a nice place to live, but I don't miss the allergies or the wind, nor do I miss the big snowfalls and ice storms that winter sometimes brings. The part of town where I lived made it pretty easy to by-pass car show traffic, but if you plan to move to Carlisle, you should take the car shows into consideration when deciding where to live. Car show traffic, especially for the spring and fall shows, is a nightmare.
Haha, yes, car show traffic used to be much worse than it is now. They have made a ton of improvements and they keep cars moving now. No matter what though, it's still a lot of extra people in Carlisle on those weekends.
