Thing is a hot mess! When the market imploads, sooooo many people are going to underwater on mortgages. Some flipper probably bought this place, and is going to slap lipstick on this hog and an unsuspecting buyer is going to buy a money pit. I live north of the James in Lakeside, and flippers have ravaged(!) The neighborhood. Anyone who has bought in Lakeside from the cash flipper companies is going to quickly be spendin 5K to 7K to replace water main, sewer main, and upwards of 7K to replace recalled 1950s vintage service boxes (wonky side stab where the main breaker could actually catch fire. I've walked through some of these flipped homes, and I cringe. Vinyl floor over asbestos tile and cutback, a new roof but old moldy insulation left in, non-code stairway to a converted attic, non code plumbing fixes because running a new vent stack would be too costly ignoring the Orangeburg sewer line, dressing up the electrics without REPLACING nearly 100 year old brittle wiring,and adding too much to a pretty 'baked' service. All off this and Henrico County's outrageous AI generated comps pushing the price of a 1300 square foot home of a 60 X 120 lot (say) to 400K.
Insanity.
Why would someone pay that much for a house they basically need to tear everything out and redo?
because homes in that area new are 400-800k. can put in 100k and save a bit.
Great info, ladies. I agree, HOAs can be helpful but I would rather not have to live under one !!!
