You are comparing Apples to oranges. If you use leverage on your house buying 200k down on a $1million property then use leverage on your ETF's and buy $1m of them. The return on property is 6.3% per annum the long term return on shares is 8%. ETF's offer a BETTER rate of return on your money. Now your life changes, divorce, illness, retirement and you want your money in cash, ETF's 3 days cash in your bank, property minimum 6 months to who knows. Kids this is why you should not get your financial advice from youtube scrubs with no financial qualifications!

How does this work with offset accounts?

If paid fortnightly should you pay half & half on your mortgage or pay all fortnightly when you receive it??

Why could you not do this (have multiple accounts for spending/bills/etc.) AND have an offset account? I’m not sure why they would be mutually exclusive. Given that banks calculate interest daily and the current interest rates, would it not be most beneficial to have the maximum amount of money within the offset account, automate direct debits from said account for bills, then have a seperate spending account for your weekly/fortnightly/monthly spending? Which would be two accounts.
