Most important question will it be cheaper overall total cost to go through a mortgage broker vs bank?

What about rent-to-own systems? are they worth it? Are they all just scams designed to make you pay more rent? Ie landowner will find ways to make you break your contract agreement to reset it? Are there any properties in the 300-500k range in Calgary?

The issue is Canada is receiving over 1 million immigrants per year, in a country that just reached a population of 40 million. That means that 1 in 40 people living in Canada got here last year, and 1 in 20 Canadian citizens got here in the last two years. At this rate, 1 in 10 Canadians will have immigrated in the last 4 years. By 2030, Canada will be a majority immigrant, with the average citizen having barely 40 year's familial heritage in the country.

ummm....the structure/house is not the major expense but where you build or park a home is! No matter what you live in you need property and that's what's gonna cost you a pretty penny! And the kicker is everyone that thinks they own their property in Canada actually doesn't and never will. Your just paying a lease for the queens land and don't own anything but the structures!
