Great overview on slow flips. I'm using this strategy in several midwest markets. There are so many houses out there that really aren't a good fit for more traditional investing strategies, but are perfect for a slow flip. Unfortunately, this strategy is often abused by predatory investors. However, it can also create a winning scenario for all parties involved when done responsibly and ethically, making for a smooth running and easily scalable real estate business.

Hi, I'm interested in a property that the owner is considering a land contract. How much would it cost for you to review the land contract and everything else involved just to make sure that I'm getting a good deal and it's a rock solid contract. I'm a newbie to land contract so I'm looking for a professionals opinion on it. I hear nightmare scenarios where Elaine contract is paid till the end and then the original owner fights to get the property back or other scenarios like that I just want to make sure that my land contract is solid enough that I don't have to worry about that. I'm located in Michigan.

Great question. Some was from a good friend of mine, but most of it was trial and error, which i wouldn't recomment, but is definitley a way to learn.
I read in texas that we have to record our land contracts on the public record. Do you record yours on the public record?
I had no idea that vacation rentals could be depreciated just like long-term rentals. By spreading the property’s purchase and improvement costs over 27.5 years, we get to lower taxable income each year without any cash outflow. This could be a game-changer for tax season!
Your breakdown on cost segregation was eye-opening. Being able to depreciate certain renovations, like a new deck or kitchen appliances, in a shorter time frame-now that’s maximizing tax savings! Definitely adding this strategy to my tax plan for my beach rental.
I didn’t realize that failing to take depreciation could still lead to recapture tax. It’s like depreciation is a ‘use it or lose it’ benefit. Thanks for breaking this down-it’s pushed me to work more closely with my CPA on maximizing my vacation rental strategy!
I loved the clarity on depreciation rules! Knowing that I can’t count personal days beyond 14 or more than 10% of rental days to qualify for full deductions is crucial. This keeps me on track to keep my property 90%+ in rental use so I can capture all possible tax savings!

*Important:* The Dodd/Frank legislation requires that a licensed *Residential Mortgage Loan Originator* (RMLO) provides the required paperwork for originating a seller finance note and security instrument for a residential owner-occupant borrower. The legislation also applies to lease-option agreements and Installment Land Contracts (ILC) or Contract for Deed (CFD). You will also need an experienced attorney to provide oversight and approval for the legal documents to be sure that all parties are protected. The sale must be closed by a reputable title company or a law firm, and title insurance for the buyer and the lender (you) is required. *_Do not even think about using a CFD or ILC._* They have state-specific interpretations, including property tax escrow and legally required judicial foreclosure, which can take a year to complete while the deadbeat lives in the house with no payments. Use a normal mortgage or Trust Deed (or all-inclusive-trust-deed), and a promissory note or wrap-around promissory note.

Great Information, where do we find private lenders who will finance the purchase for 2 years?
That is the million dollar question. Many times people find it through people they know, like, and trust. Another place that has worked well is joining RE groups on Facebook and if you have a deal i've seen people ask for lenders on those groups and get tons of responses. Thanks for the question.
