I am the original home owner of my twelve year old house. I live in Houston Texas where we have the heat, storms and hurricanes. Knock on wood my roof shingles are still in good condition but still aging is there. I had a roofing company come out and quote me on my shingles and they said that my shingles still had 75-80% of their lifespan and they didn’t recommend replacing them yet. With that being said, I had RoofMax perform the treatment on my roof in December. It’s only been a month but, my shingles almost look like new a month later. It’s too soon to know the longevity but I feel good about my investment of $3,600 versus over $12,000 to replace my roof.
What size is your roof? It seems that if you spend 4K for an extra 5 -10 years or spend 12K for an extra 50 years...

I used to ask him why do I gotta do this while other kids are going to school and he used to tell me that if we don't work we don't eat or have a roof over our heads. Absolute rubbish. You are only trying to protect the shingle roof industry which is being overtaken with metal roofing. In Australia we have hundreds of thousands of metal roofs ( colorbond etc) they never need washing yearly and last for decades without any maintenance. Metal is the way to go folks.

Nice young guy, but flawed in his understanding. Perhaps because Roof Maxx is competition to roofing companies, who make big bucks tearing-off and replacing shingles. Like with roads, the sun dries out asphalt. When this happens, it becomes brittle. This can cause cracking and much easier breakage. Think of a fresh flour tortilla vs one old and dry. Which one would resist wind and hail without cracking? This is what happens with shingles. The sun bakes them over years and they become brittle, but it usually takes 10-15 yr in northern climates, and 7-10 yrs in the south. The “tack” or glue strips (which he references) help to hold the shingles together, and are also affected by brittle shingles. Using a high asphalt bonding oil like Roof Maxx not only brings the shingles back to a near new state of moisture that can last 5+ years (depending on climate), it also helps to keep the glue strips tacky, helping to better bond the shingles together. It’s the actual lab results that gave me the confidence to use Roof Maxx, and so far (4 years later) it has paid off.

@ sounds like we agree. I live in the north, so most roofs up here don’t start to fail until around year 15, so application typically would never be at year 5 - that’s just too early to spend the money. I could see where that could be the case in the south, as the harsh sun can start doing real damage very quickly. Up here I would think people are safe waiting until year 10. In any case, most expensive items (decks, cars, etc) can be maintained. Until Roof Maxx, I knew no real way of maintaining an asphalt roof, I’m sure this will become a norm… unless people are willing to invest the money for steel, which is always the best long-term option if you plan to stay in the house and can afford it. Not gonna lie, maintenance costs do sometimes make renting seem appealing.

SC Safe Home is for coastal counties only. Fortified Grant program is for North Carolina coastal counties only. None of these apply to hurricane Helene which hit inland.

A proper cleanup is absolutely necessary after a tear off! As you mentioned, part of that includes gutter clean outs and magnet sweeps!
Why not just use lead like here in the UK its a lot more cheaper durable and flexable
This is true! However, copper has a better curb appeal. In this scenario, this was worth the cost to the client !

What’s the benefit of using real copper like that? Always wondered. Not a material for the average joe around me
It is the most corrosion resistant metal(compared to steel and aluminum)! With a steel or aluminum valley there could be corrosion over time causing leaks. A cedar roof will last a long time if installed right (up to 50 years). So, its important to use a high quality metal that wont fail before the roof does. Also, it looks pretty good too 😁
Never heard of a manufacturer requiring soft washing a roof. Doesn't rain do that.
@kevindowner766 it all depends on the manufacturer! Its important to review all technical documents when choosing a metal roof. Here at the coast, many manufactures have this detail in their warranty!
I am not from North America so here there is a lot more rain. But I am surprised to see some metal roofing systems where the iron sheets are screwed in the water channels. If the screws and washers lose their torque, it is inviting water to penetrate the building. If the sheets are screwed on the ridges, most water will be deflected away from the screws and while a little may penetrate in heavy rain, it wont usually be enough to cause a problem. Being a paint chemist in the past, I see corners being cut which will speed up deterioration. It is a must to properly paint or seal where the sheets come into contact (laps) as these areas are prone to rusting. Likewise paint or seal the underside of the iron (if not painted ) at the edges especially if near the beach. My iron decramastic roof rusted badly on tbe underside at the perimeter where water discharges into the gutter. Fortunately a roofing contractor sold me new tiles cheaper than I could buy used tiles from a recycling warehouse. It would have saved a lot of work if these few extra things had been done when the roof was laid.

Roofer here. Those are improperly installed! Isn’t it a coincidence that the only shingles that are failing are essential glued onto the 3x5 flashing. Some of these roof tars actually eat up the shingle

Cons, coming from a previous GAF installer/contractor/business owner, since 2011 1. The HDZ is thinner than the previous HD and has much more granule loss, from new, partially because of the thinner less asphalt design, the granules are BARELY embedded in the asphalt. 2. That nail zone is fake and does not. 3. A friend of mine was told by an engineer that quit GAF, that they were told to design the HDZ to be functional for a minimum of 13 years. Since GAF knows that the average American lives at one home for just over 6 years, IF the warranty gets transferred the maximum amount of once, it is out of warranty WHEN it fails, not if. This Is a DESIGN defect not a manufacturing defect, the warranty is a manufacturing defect protection. This engineer quit the company over this fact. I was seeing things I did NOT like, and was digging into information hard when I uncovered this. We finished the roof we were on, and did no more GAF full roof replacements, EVER.! Now we only use Rubberized Polymer Modified Asphalt. 4. As a certified contractor, this review IS NOT ALLOWED TO SAY ANYTHING BAD ABOUT THE SHINGLES. Seems like that is an unfair way to get good reviews. They would lose their status as top installer if they did.

@@RoofingResourceChannel Two weeks ago I was at one of the jobs we did 6 years ago, I was horrified at the glare of the fiberglass showing ALL over the roof. I know the roof was installed in the morning in September. There was no smearing from heat, almost no foot traffic in the affected areas. I expect a MASSIVE failure shortly.
