      @@coverbrealtor great question! I would definitely encourage you to keep paint color palettes neutral. One accent wall is probably fine but If you have bedrooms with multiple different colors, it can feel like a project for a buyer. They may not make it past the pictures if more than one room requires repainting. As fresh, neutral and clean as you can make your home, the more likely you will appeal to a broader buyer pool.     If my spouse has 2 jobs, 1 job she worked for over 2+ years already, and the other just about 6 months the now. Does that matter when looking at income for both? Or Does she need to work at her new job for 1+ year or so, for us to get a loan?

      Hello and thank you for the question. I would definitely recommend speaking to a lender as they would be able to tell you exactly what will work once they’ve gotten the full details. I did ask a trusted lender and she said the following. Again, there are other details that a lender would need to give you a full answer. If you are located in California and would like to chat with my go-to trusted lender, please reach out to me: Monroe.erika@gmail.com Lender (general info since she doesn’t know all details of your file): It would depend on if they are full or part time. Typically if you have one full and one part time, they (bank) want you to be on both (jobs) for two years to use the income.

      I had responded to this but it doesn't look like the response published. Sorry about that! I would definitely encourage you to speak to a lender. Everyone's file and work history is unique, so they would likely need more information to be able to to tell you what income they can use. In speaking with one of my trusted lenders, it sounds like they usually like to see 2 years of work history for both jobs but again, until you speak with a lender and they collect all the necessary info, it's hard to say exactly what income they can count. Keep in mind that getting pre-approved by a lender or even having a conversation with them does not mean that you will be forced to work with them.     You mentioned Cordelia,. Is that a part of Fairfield? Or its own city? I was looking at houses and noticed it said Cordelia Vallejo, Cordelia Fairfield, Cordelia Junction Fairfield.

      Great question! Cordelia is part of Fairfield. It's an unincorporated community in Fairfield - More like a large neighborhood or a small town.     I grew up in Vallejo between 1946 and 1970. I was a nice middle class town with a steady economy because of the presence of large federal shipyard. The "yards" closed in 1998. People left in droves Nothing has replaced this economic engine Both the public schools and the local government are bad The town has a long road to recovery. Almost any Bay Area town is a better real estate investment

      Thank you for taking the time to comment. Though I agree that Vallejo has faced its fair share of challenges, it's also made large strides. I am a current Vallejo resident and have been for several years. Here is what my clients and I have experienced: Strong and steady home value appreciation. Not only is it more affordable and affords folks the opportunity to buy when they couldn't otherwise, most are enjoying really strong and steady home value appreciation. Schools have worked hard to serve their students and they continue to rank higher and higher on greatschools.org and niche.com. Costco believes in the value of Vallejo so much that they are re-investing millions of dollars to expand their property and build a new warehouse. Costco meticulously selects areas that they believe will continue to enjoy strong home values with resident incomes that are higher than the national average. Vallejo is not without its faults, just like any other city. It may not be for you but it's offered a lovely home to myself and many others.

    What if my husband lost his job while on the under writing process or before contingency period and we want to back out? Can we still get our earnest money back?

      Sorry to hear about your husband losing his job. Definitely check with your agent to confirm but typically, if you still have your loan contingency in place, you should be able to back out and still get your earnest deposit back. If he’s lost his job, I would assume that he would no longer qualify for the loan. The loan contingency protects buyers in the event that they don’t actually qualify for the loan. Again, I would check with your agent to make sure that your contract is written as such. I hope that’s helpful

      I'm not sure I understand the question. Anytime you transfer title, the original Dream for All loan becomes due. I would ask a trusted lender about questions regarding your options to buy a home within a trust. I am unsure if that is possible since the owner on title must occupy the home as a primary residence and a trust cannot do so.     I lived in Fairfield from November 1980 thru April 2020, when I moved to Spokane, WA, to retire. I could not afford a home in Fairfield with my pension and Social Security, but was I was easily able to purchase a home in Spokane (my mortgage payment is currently $999). My rent in Fairfield (for a 2-bedroom house) went from $1400 to $1750 in just a couple of years. My landlord had wanted to raise it to $2100--"based on comps in the area," he said--but I negotiated down to $1750 because I was going to retire in a year and leave the state. He knew we had lived in the house since 2005 and had kept it nice, so he was willing to come down a bit for that year. Fairfield's a decent place to live if you find the right neighborhood, and woe to you if you don't. For example, the day after we left town, the police swooped in and arrested everyone living in a rented home next door to us. Turns out, they were running a motorcycle chop shop in the back yard.

Though I still believe that using this program as a "stepping stone" to quickly build equity and move to your next home would be challenging (we are anticipating pretty conservative home price growth, though no one truly can predict this), the opportunity is greater than the example I provided.       Hi Carlos! Thank you for the comment. I would highly recommend that you speak to an experienced lender because I don't believe that's a hard and fast rule. In my experience, some borrowers have been able to get up near 50% of their debt to income ratio (FHA allows for POSSIBLY 57%, though I believe the mortgage percentage maxes out at 47%). In order for you to get accurate and specific information, feel free to email me and I'll send over some great and trusted lender names. You can simply have a chat without feeling forced to commit. They'll be able to help determine your specific max purchase price.

The cost of living and housing has exponentially increased compared to the average salary, and I personally have a lot of clients who feel that their parents' ability to own a home has no direct impact on their ability to do so as well.     UPDATE: CalFHA confirmed that the vouchers will be good for 90 days. The buyer must have a house under contract and loan locked within 90 days.

    Hopeful but also prepared not to get picked. If everyone uses the max (150k), that's only about 1300 people. I'm starting to look at Solano or Placer County homes as an option instead of here in SoCal.

      Hi Carlos, I hear you. It's exciting but also frustrating that not everyone will get the help they need and deserve. I doubt everyone will be able to use the $150,000 max. The DFA loan is either 20% of the purchase price (actually, the appraised value) OR a max of $150,000 - whichever is LESS. That means that in order to utilize the full $150,000, the buyer would have to qualify to purchase a $750,000 house/support a $600,000 mortgage. I don't think everyone will be able to max out the funds and qualify for that high of a mortgage. Definitely worth looking into qualifying and/or explore other down payment assistance programs as well to compare. Hope that helps!

      Thank you! That’s a great question. Overall, FHA interest rates tend to be lower than conventional because FHA loans are Federally backed. They are insured by the Federal Housing Administration. If a buyer defaults, it’s less risky to the lender because they have the reassurance that it’s insured by the FHA. Conventional loans are private funds that are not insured by the FHA, so lenders can’t necessarily afford to reduce the rates as far. Keep in mind that SO many factors go into the rate a lender determines they can offer each buyer. Factors such as debt to income ratio, credit/Fico, etc. I hope that helps!

      Great question! For the previous round, you would have to repay the 20% downpayment and 15-20% appreciation gained when the title changes/ownership changes. For example, if you left your house to your children, even if you didn’t sell, ownership would change hands and my understanding is that the loan would be due at that time.

      Hi there, it depends on how quickly the home would gain appreciation or how quickly you would be able to save funds for the next home purchase. Remember that you will need to pay back the 20% down payment as well as 15-20% of the home appreciation you've gained. You will also need funds for the down payment of your next home. In my opinion, if you plan to move within 5 years, you may not gain enough appreciation to be able to afford to move. That being said, we don't have a crystal ball on where home values will go so it's hard to say exactly how long you would have to live in the home. I hope that is helpful though
