      Thanks for sharing your thoughts! You’re right that when people buy homes just to rent them out, it can make things harder for those trying to buy their own home. About 18% of homes sold last year were bought by people planning to rent them according to Redfin. But renting these homes can also help people who aren’t ready to buy by giving them more places to live. There are a few big reasons why home prices are going up, like more people wanting to buy than there are homes for sale, and how much money it costs to borrow. All these things work together to shape the market. I really appreciate your comment-it’s a great reminder of how many different pieces fit together in real estate!

      Great point! You usually stay with your lender if you're working with a smaller or local bank. Larger lenders, on the other hand, often sell off your mortgage to a servicer. It’s always a good idea to ask about this upfront if it's important to you to stay with your primary lender.

    In general you need 3% down minimum to purchase. Also side note for people buying, your bank will approve you for more than you should ever get a loan for. Their debt to income ratios are wild. Stick to no more than 25% of your gross salary. If you and wifey make 100k combined thats 25k/12 months or $2085 a month for mortgage, taxes and insurance. I personally dont calculate in PMI as it will go away and helps afford a little more wothout breaking the bank. For reference $2083 payment will be roughly only a 280k house so its a pretty rough market currently.

    I bought a house to have my dog. The apartments around me charged $200+ per month extra to have a dog if they allowed them. Financially I would have been much better off in the apartment with all my money going into the stock market instead of new roofs, decks, HVAC system, etc.

      I totally get that! Pets can definitely influence housing decisions. While owning a home comes with extra expenses, it's hard to put a price on the freedom and space for your dog. It's all about balancing personal happiness, finances, and goals as you said!

    The problem most people have with getting a house is not the cost of the mortgage, it’s the down payment. The average house price in the US is $400k which means at today’s interest rates you would need $100k for a down payment to get a $2000 mortgage. The vast majority of people do not have and are not in a position to save $100k in any realistic time frame.

    The MSCI world index rose by about 9% per year since 1975 while UK house prices rose by 2.3% in the same time span. Additionally you pay a third or more in interest when taking a mortgage, which you could otherwise invest. A house also has maintenance cost associated with it. Usually because of interest that you pay on the mortgage, you spend significantly more than renting a similar place. Even factoring in rent, investing in something like ETFs nets you a lot more profit over time. Buying a house is not sound financial advice, its a lifestyle choice.

      We hear you-it’s definitely tough, and owning a home isn’t realistic for everyone right now. But there are options like down payment assistance and low-down payment loans that can make it more possible than it seems. However, we do recognize that even with these programs, homeownership can still be challenging to achieve. I appreciate the conversation-it's important to recognize how hard this can be for so many American's today.

    It's 2000 today and can be raised every year forever. With a mortgage the monthly payment is relatively the same throughout, but the value of your home increases.

      Great question! Yes we do. If it’s a low interest rate just taking the profit makes sense but shortening the length of the mortgage by putting money into the principle is a good option.

    I had a client of mine who was a musician that literally made it through COVID because of the rental income that she had coming in from her multifamily property. Like this stuff works, and especially well for retirement. Keep up the great work I just subbed 💪🙌

      Haha fair observation! I see the comparison. As agents our “guess work” does have a bit of an upper hand to Zillow as we have the opportunity to personally inspect the home prior to giving our evaluation. It’s a hands on approach that gives us valuable insight into a property’s condition and quality, making our estimates more reliable than automated systems. Though this doesn’t take away from the important role Zillow Zestimates do play in real estate. This system gives home owners a fast and easy way to check their homes value and act as a side kick for agents. It’s good to know the differences when it comes to Estimates vs. Evaluations.

    If y’all work in real estate or finance, you should know how compounding works. If the interest rate goes up to 13% you wouldn’t lose 100% of your purchasing power. Each percentage point gives you about a 10% difference in purchasing power relative to the point next to it. It’d be closer to 40% less purchasing power when compounded. That is a lot, but you also need to consider that there is some contraction that goes along with rising rates.

      We can understand why one might think that. There is a lot of concern floating around regarding a crash like 2008 but despite concerns of a potential crash, experts predict that a crash is unlikely in 2023. This is due to many factors but one of them being that the lack of inventory on the market currently is drastically different than the excessive inventory in 2008.
