What about the 50,000 downpayment/closing fees to get in the door with a comparable morgage payment to what the rent would be, plus maintenance and repairs of the property whoch average 2% annually?
That's a consideration, certainly. But an investment well worth it. A good lender will have a variety of options for a buyer to peruse from that can help get those down payment costs down. And sellers nowadays oftentimes will offer seller concessions in a softer market (with the help of a great realtor on your side negotiating for you, of course!)
No one considers inflation. House purchases are a hedge against inflation. One reason homes go up in price is inflation. If you don't buy now you will lose more money later. Calculate inflation and interest rates in your math, you will see that the Federal Reserve has not increased rates enough to eliminate inflation, therefore I predict home prices will soar once home prices reflect an inflation reset.
As a renter, $3,000 is the most you'll pay each month. As an owner, $3,000 is the least you'll pay each month.

You can’t break it down like this. Very old school idea. With the height of the mortgage rates it is silly to buy right now. Secondarily interest is what gets you - for a $400K house over 30-year mortgage you’re paying about $700K for it. 😂 PLUS ANYTHING THAT HAPPENS, etc. just be sure that you don’t exceed more than 25% of your income on rent or housing. Downgrade if necessary and start to save and invest
Old school - me!? I'm hip! I wholeheartedly disagree with your thought process that it's silly to buy right now. Home prices are only going up year after year. Even with interest rates where they're at, it's still prudent to buy at a price point you can afford now, then refinance later.

Love that housing is an investment right now and the last 3 years, making it impossible for every day people to be able to get a home.
Name one other investment where you can start out as if you invest 6 figures you’ll probably get no return for years until you finally start to kinda get a couple hundred bucks a month. And that’s assuming you don’t eff up with the renter! 😂

If you think home ownership will lead to wealth, then start looking into Btc. No down payment. No locked mortgage no rates or interest on your loan. Soon you will be out of a job my friend. House will be sold without agents soon through NFTs as the deed. Btc will bring back the true value of all property. It is coming!!!

Wrong. Some houses go down in price - it all depends on location and economy.
Over a longer time frame houses have almost always gone up in price in the US. Especially now with rates as high as they are! Hopefully rates will be coming down this year and houses will be a much more accessible investment!
