Yes, I make several Dunkin runs, walk up and down Ridge Road, go to the Black Sheep Irish Bakery in North Arlington and sometimes go to Wendy's. The Dunkin Runs are the most favorite. I also go to the stop and stop to get some munchies. It's a very old building that I live in and I've got many stories to tell about what goes on here late at night also(Paranormal).

Yes I do live in Dunellen, 31 years. They have no accountability on Street Lights, Standing outside the post office at night, I counted 12 and 2 more around the block. Broken for 4 months. I reported them at the office. They said do I have the Poll numbers? I said are you insane? I said give me $100 a poll, I'll give you numbers. You have access to Flood maps, no lie. Who knows what retribution this town might have, local paper will not print anything negative and truthful.

Hi @artnardone It sounds like you're facing some frustrating challenges in Dunellen! It’s tough when local government seems unresponsive, especially regarding safety issues like broken streetlights. Have you considered reaching out to a community group or social media to rally more support for getting those issues addressed?

While I'm sure Corey has knowledge about most of New Jersey, you're asking a lot of someone who works the North Jersey/NYC market, as he does. Cherry Hill is South Jersey/Philadelphia market. I can personally attest that Cherry Hill is a GREAT area with a ton of restaurant and entertainment opportunities. The Cherry Hill mall is probably the best in South Jersey, and it's a very affluent area just about 10 miles away from Philly. Definitely a fantastic area to move to. You have to brush up on the difference between South and North Jersey, though. The areas may as well be two different states even though they are in the same state. Drastic differences between the two.

I think there was like 3 black kids in the entire school that year. All nice kids lol. There were no black people in Fort Lee. It was 2 miles from Washington Heights NYC lol. very odd. Because no one would rent to them and no one would sell to them. Lots of mafia too but there wasn't really any crime either no bank robbery's no store hold ups no drug areas. The Police did not fuck around though you messed up you caught a hell of a beating on the way back to the police station. It was all working class neighborhoods the only high rise then was Horizon House and then soon after The Colony. It was actually a pretty nice place to grow up. Heavy italian great pizza great food. and if your struggling in your state NJ is should be the last place. Jersey has some really awesome towns but if you need the money, if you don’t got the money you might have to stay in the most dangerous cities in the Northeast.

NJ is definitely great place to live but they can’t survive without Metropolitan from NY and PA.. Cities are very limited like Newark, Trenton and all the costs are super expensive include insurance (property, health, car), rent, housing, education related, sports activities, tolls etc..

New Jersey is overcrowded, the roads are like a race track tailgating ,people drive fast, high, Drunk and, will run ya off the road. I was pulling out of my driveway one time the speed limit is 35 MPH and, out of nowhere a large teenager was behind the wheel of an ford expedition. He was driving like 80 and, luckily I pulled up and, if I didn’t he would of hit me . Let’s be real! You will need a bumper car to survive 😂

Nice content as always, very precious and valuable info. How does it compare to construction? Is it more affordable to build your own regarding the market volume going down? Keep it up Corey, cheers 🤘

Hi @Evenstar213, thanks for watching and dropping this comment! New construction is more often than not condo buildings or townhome communities when it comes to volume of units. Single family new construction is typically a knockdown and rebuild in an existing neighborhood. Both sell at a premium price. Your best bet would be to build on your own. If that is what you are thinking we should connect. I have a company that I partner with that manages full scale service including lot purchase, design, and construction.
