Who Pays VAT? • If the seller is VAT-registered and the property sale is subject to VAT, then VAT is included in the selling price, and the seller must pay it to SARS. • If VAT applies, the buyer does not pay transfer duty, since VAT replaces it. 3. Selling as a Going Concern (Zero-Rated VAT Sale) • If you’re selling an income-generating property (like a rental property or business premises) and both the buyer and seller are VAT-registered, the sale may qualify for a 0% VAT rate, meaning no VAT is payable, and no transfer duty is due.

I am selling my house, but when I noticed that the real estate agency will take 7.5% commission and I’ll also be charged 15% vat of the purchase price. I noticed that I’ll lose over R200k of the sale price. That is a big loss to me. Is it possible to get an agent that only charges the commission and not the vat? 🥺🥺🥺

@ the agency would not charge you 15% of the purchase price they will charge their commission and 15% of the commission because they also still have to pay sars. And that is not loosing money that is you paying for their services because agents also still have to make a living as well and abide by the tax laws,

You need to be at least an intern agent with a valid FFC certificate to be selling even when you still studying , so yes people do still sell while completing their studies

What is sales and what is rentals ? I thought Relators only do sales I didn’t know about rentals

It depends on the company you work for , at Muga properties agents are allowed to do both sales and rentals but each agency differs

@ the commission split is the same for both rentals and sales, if a company offers 50% it will apply on both sales and rentals
