When selling your home, smart pricing is crucial. A common misstep is to price your property too high in order to give yourself some room to negotiate down to the price you actually want.
This is the worst thing you can do. The average public are not professional real estate agents but they ARE the ones that choose what houses to see. Regular buyers don’t see a price that can be negotiated down: they see an overpriced home and keep looking.

forgets to mention how boring and anti-social beyond unfriendly and drug dealer scary the locals are. Unless you come across poets, who are more doomsday preppers, that only get all the way baked in preparations gor the "big one". After a year and a half there, I haven't returned in 30.

While it is a catchy slogan, one might mistake it for a biological function. Two all the provinces’ license plates should have British Columbia on it.
Rate cut is only half of the equation. Also need to look at foreign buyer ban, tenant law, Airbnb ban, capital gain tax.

My Fiance & I had the opportunity to see Chris & Mr. Rustad speak in Sechelt a few weeks back. I was truly impressed with the depth of knowledge on so many topics Mr. Rustad demonstrated to the numerous questions he answered. - One of the best politicians in this regard that I have ever listened to. Growing up in Saskatchewan, I have always been a down to earth live within my means & help my neighbor thinking. To that end I have always voted to the party espousing the most "Common sense" ideas. Balancing budgets, accountability, Staying out of the business of being in business, supporting small business with an environmental and social conscience. Helping people in crisis without making them dependent on welfare. Law & order without being oppressive. I have voted NDP, Liberal and conservative in my life. The BC conservatives platform and high quality members like Chris Moore and John Rustad have won both our votes for the upcoming election. The province cannot afford to continue down the fiscal mismanagement path that spent 16 billion on a hydro dam compared to Alberta same capacity newest worlds cleanest 62% lower than coal natural gas plant with full first nations partners at 1.4 billion, and this plant has been built with plans to tie into Alberta carbon capture system as the system is built out to eliminates co2 at a fraction of BC 'solution' cost. - Surrey new 168 bed hospital for a mind numbing & staggering $3 billion and that hasn't even been started yet - so 4+ billion when done? Just HOW?! and remember we need thousands of additional beds, with projections of another 800,000 people coming to BC the next decade. Demands on health, homes and power are going to be wild. - The ferry acquisition program diesel/ battery electric?! What a crazy idea! The batteries if catch fire are impossible to extinguish, are crazy bulky and heavy - they make ZERO sense on a ship. Diesel is brutally dirty and carbon intensive. The solution is Simple, go Straight LNG !!! no soot and vastly lower CO2 footprint, plus they remain actually reliable, affordable and not utilizing experimental technologies that will in all likelihood create wicked future problems and expense. - BChydro has desperate electricity shortages forecasted with no big baseload plans in place. these ships will need hundreds of millions in charging stations put in place along with massive power generation from where? The province already imports 20% of our power and the upcoming LNG plants and any of the 17 proposed mines are going to need tremendous power, never mind Heat pumps and EV adoption - Been on the sunshine coast over 3 years. signed immediately to every doc office that had a list plus the phony provincial list that they keep coming out and saying we should be contacted "soon". We do not even have a walk in clinic that effectively operates! So emergency room only. It's brutal and I truly feel for the healthcare workers we do have. They are saints operating under this stressful workload. So I wish the Conservatives massive success in this election, and do not envy the massive reform Every single gov departments desperately need.
People who own property will have to sell because it’s not profitable to live off the backs of other people? maybe let the tenant buy the property at a reasonable price? And you can pay off your debt. ?

Very informative video, great job !! Not sure why anyone needing a mortgage would buy now when BOC is clearly signaling rates will be much lower in a year or so. Considering investors are gone, AirB&B’s devalued by new restrictions and less profit it’s hard to imagine this is going to be good for home sellers in the near future. Days of multiple offers won’t be back any time soon. Prices need to come down or interest rates in 3’s for buyers to come back . Not looking good for the Sunshine Coast real estate market ↘

This legislation is important and will have a significant impact. I am in a small cottage country municipality in Ontario and I believe there are at least 600+ short term rentals around here and home prices are out of touch with reality. I do hope Ontario looks at a similar policy change. Thanks for the information.

This is key to it. Charge outrageous taxes for empty houses for days. Shrink the cap rates so investors don’t keep paying all cash on everything out there.
Definitely need to do something to make sure homes are lived in, not used to store wealth.
Great Video, Thanks Tony and Paul. I have a house in the Bay area, that I have been doing Airbnb with, I was Hosting lots of visitors who would spend hundreds of dollars a day locally. Because my House is Large, I also Hosted Locals for their big Holiday Dinners with their extended Families. Now I am limited to single room rentals, where I have to remain on the property, revenue is now about 10% of what I was getting a few years ago with whole House ST rentals. Today, (1 Nov) I learned that the Province is relaxing rules about Laneway Houses, Tiny Houses, and Carriage Houses on single Family lots. IMO, big mistake, this was done in California a few years ago, and resulted in big institutional investors (Blackrock kind) buying up single family homes, and demolishing the SF House, and putting up 4plexes, thereby Increasing the lot Value of those SF Houses (X2 in most cases), and squeezing out the Family buyers who don't have the money to pay the additional lot cost, or demolish and rebuild to Max 4plex. This will benefit me, as my lot backs onto Gower Point Road at the back of the lot, and has enough room for an ADU.
If single-family homes are redeveloped into fourplexes, lot costs could double and the per-unit housing cost would still come down. EX - A single home on a $1M lot is a $1M land cost per dwelling. Four homes on the same lot but worth $2M works out to $500,000 of land cost per dwelling. But as you alluded to, there's a lot that could go wrong with the rezoning legislation. But what we're doing now doesn't seem to be working so it's probably a good idea to try something different. There'll be an election next fall (October 2024) so if this rezoning plan doesn't work out, the NDP can fine tune it or risk being voted out. Thanks for the comment. I’ve been saying it for the past few years. People are expecting way too much from these old homes. Example, Temecula home that was Purchased in 2010 for 200k and now, magically, they think it’s worth 700. Like gtfo

It depends on the type of loan. With a floating rate home loan with a fixed amortization (I don't remember what it's called, but a loan where you don't pay mostly interest the first years and mostly principal the last years), yes refinance whenever there is something better. If you have fixed interest and have the opposite type of loan (where the first years you are mostly paying interest) it depends on how long into the loan you have gotten, your current interest rate, and what interest rate you can get. Right now it's almost certain that it's not worth it.
In Canada, there's a difference between a refinance and a mortgage renewal. Canadian mortgages can be amortized up to 30 years but our interest rates aren't locked in for the full duration. Mortgages generally renew every five years but can be as low as six months all the way to 10 years. When we renew, the mortgage stays the same but we choose a new rate, renewal term, and amortization. With a refinance, owners are making changes to the existing mortgage. This allows them to pull equity out of the home if desired.
Don’t drop your asking price. We all know what it cost to build, over $500 per sqft.
