Aviara Capital continues to get beat up by multiple different City of San Diego inspectors inspecting the same work type..... a recipe for disaster!!

When it comes to ADU projects, size does matter! Having done both types of projects in the City of San Diego, combination permits are soooo much easier!

Don't forget to add some "pop" on the outside of your project! We believe the El Cajon corridor in the SDSU area is poised for redevelopment, so we must do our part to improve our specific street and neighborhood.

Are you surprised that we failed another inspection? This is the "Big One" that includes Rough Mechanical, Plumbing, Electrical, and last but not least Structural. A passing inspection allows you to close interior and exterior walls allowing the finishing phase to start.

Our next inspection on this 5-unit project is called "The Big One" because you have Mechanical, Electrical, and Structural Frame Rough-In that must be passed before you can start closing walls with drywall and move to the finishes portion of the project. Prayers please!

Aviara Capital is down at the City of Escondido with our architect to discuss adding 3-ADUs to an existing duplex. I highly recommend discussing your preliminary site plan layout with the Planning and Building Departments at your local agency. It will save you thousands $$ in design of your ADU.

We can't make this stuff up. After demo, there was an abandoned staircase "discovered". Removing the staircase isn't the real challenge, but adding beams and once again modifying the structural where the staircase was has a ripple effect.

Again, Aviara Capital is telling you how it is with ADU construction in San Diego. This week our contractor didn't show up for much actual work and we have 6 weeks left in the construction schedule. Also a quick tour of the now roughed-in back units.

Another way to save money on your ADU project is to remove finish items from the contractors base bid so that you have the ability to shop for the items yourself. The contractor can still beat the pricing that you can get even with his markup, and he should get the order if that is the case.
