    I am getting ready to finish an older unfinished basement. The interior basement walls are raw concrete. What are the best practices? Should I adhere rigid goal boards to the concrete walls prior to framing the interior walls? If so what thickness would be necessary? Wouldn’t there still be a gap between the rigid foam boards and concrete that could allow for condensation? Would a closed cell spray foam be a better option?

    I had work done like this in my house. I just had my house (1927 bungalow, 1092 sq ft) insulated. All the old insulation was removed from my attic. Then all the knob & tube wiring was removed in the entire house and all the wiring was brought up to code. Then, the entire house was air sealed, insulation blown back in the attic and exterior walls. A heat sensor was used to make sure there were no bare spots and the few places that needed additional insulation was topped off. They installed a Panasonic Whisper fan in my small bathroom that is located next to an exterior wall. They used metal ductwork to vent to the outside. Even with my old windows installed I can feel the difference. Plus, my house is so small that removing the moisture/hot air is helping to keep the temperature down a bit. It is 80 degrees outside but my house temperature is cooler...no AC on yet. The bathroom previously had no exhaust fan and I am astonished that, upon taking down old wallpaper, that there was no mold. Whoever designed the house was mindful of airflow, so a big window faces the bathroom shower/tub and the bathroom has two doors on opposite sides. This bathroom is TINY so the airflow must have been pretty good. The guys did good work.

    To avoid humidity in bathroom 1 Don’t run long duct runs 2 avoid poor, cheap airfans 3 avoid small diameter ducts 4 flexible ducts runs instead of hard pipe runs

      Noooooo to the flexible duct runs instead of hard pipe. HARD PIPE is going to have the LOWEST resistance to airflow = highest bath fan airflow.

    Excellent video. Thanks Todd. Question: with a crawl space that deep (high), why not just make the walls a few feet higher and have a basement? Moisture potential? Expansive soils? Budget? Thanks - I'm considering options - crawl space or basement or slab first floor.

    Our builder refused to use anything other than flat paint in our bathrooms which was wild to me. Flat paint ceilings and walls and a 50 cfm fan in the 100 sq ft bathroom. The day we moved in we painted all the bathrooms walls and ceilings with satin so at least that's better. It's a huge pain to replace an exhaust fan and I really don't want to walk around on ceiling joists to do so but I do need to go up there and see what pipe they used. I would bet it's the cheapest they could get -_- Once I get caught up on other projects I might go ahead and switch it all out to OUR higher standard.

      Thats a tough situation. Any paint with Sheen requires a higher level of drywall finish and is much more difficult to touch up. If they had only used a good bath fan with optimal ductwork, flat paint would have been fine.

    Great video and explanation. We're in southern Oregon and we have really nasty expansive clay that is dusty like talcum powder in the summer and like quicksand in the winter. I tried amending with with quicklime, and it really helped, but the volume we had to treat made it a huge undertaking. We ended up just using a lot of geofabric and lots and lots of rock. Thanks for sharing this design - very good work.

    If you have a 3" exhaust hose, can you use a an adapter for a fan with a larger hose connection?

      If they are available sure but why would you want to take a 4" down to a 3" hose? Also, if you're asking is it OK as in will the fan function correctly I would say no. It's 4" for a reason. That's my opinion.

    I need help. My bathroom extractor vent starts to drip brown liquid every few months. My house is new. Bought new in 2022. I have to take it apart and clean it twice a year. What can I do to prebet this from happening? Under the cover there are small dials for time and H% which I assume is humidity. Can adjusting these dials help at all?

      I am not sure about those dial options BUT we are told to clean our exhaust fans and should be doing so. Now, why yours would drip does seem like a problem and that would worry me at least a little.

      We incorporate it into our floor system design with our engineer. It typically requires some engineered beams to transfer the loads to adjacent joists.

    There are better ways to build a wall. ICFs (Insulating Concrete Forms) are easier to work with, already insulated and poured concrete is far stronger than CMUs. ICFs are better than stick framing too.

    From the POV as someone who barely knows construction, my concern with these walls are with how each unit is connected. It looks like it's a combination of good bolting and some sealant. If used in a basement setting, wouldn't the sealant need to be replaced ever so often, and how would you do that underground? Or am I misunderstanding this?

      Heavy rain, flooding(raises your home). Plumbing, electrical, hvac, etc is accessible. So, you don't have to break up concrete.

    How about spray foam? In Canada (my province anyway) I’m pretty sure we’re supposed to use Vapor wrap between the drywall and framing/insulation?? I’m looking to gut my basement and inspect walls for cracks etc. if all looks well, I’d rather spray foam between the studs for an airtight seal and I assume better R value??

    How would you suggest I request our builder in upstate SC to do this if it isn't standard industry practice? 😅We haven't signed any contracts yet but I was told we will have to use a crawlspace instead of a slab and we're very concerned about mold growth to the point we may not move forward on the build because of it.

    I like the 6" perimeter block on top, Did the inspector let you install verticle rebar after footing was poured . The 1st. video , there was no verticle rebar coming out of the footing.

      This supply air makes its way back to the main house through leakage between the Crawlspace and the house - primarily at the Crawlspace hatch, which we install through the floor in the finished space vs an exterior Crawlspace door. Remember, this is a small amount of air - 1 cfm per 30 sq ft of Crawlspace floor area. In some cases, we have placed dedicated returns in the Crawlspace, but in some versions of the building code, this makes the Crawlspace an HVAC “plenum” and adds additional challenges. Checking the pressure difference between the Crawlspace and living area with a manometer is the best tool to determine the supply air design.

      @@AddisonHomes Thank you for your response. I have a new construction with supply in the crawlspace and a vent that goes to my first floor. Even with the supply, the humidity level in the crawlspace seems high, hovering around 55~60% this past month and spiking to 70% periodically. I also noticed my radon levels are averaging 8pCi/L with a passive system like in the video. The quality of the sealing in the video is better than my build as far as I can tell. I thought of 2 ways to fix this. 1. Close off the supply and vent to the first floor and install a dehumidifer, that should solve both the humidity and radon issue. 2. Install a radon fan in the attic which should fix the radon issue and possibly help move more air through the crawlspace to reduce the humidity level? What is your suggestion for my situation and if you have any other ideas that would be great.

    We are planning to have a metal roof installed. The roofer recommended we remove and relocate our roof penetrations. This includes a 4” plumbing vent stack and our bathroom exhaust. Our home has a conditioned attic. I have a Broan Nutone 110CFM exhaust. I would like to vent out the gable end. That distance is about 25’. If used a rigid 3” vet would I be successful in eliminating the humidity? If necessary could I add an inline pressure sensitive fan along the run to help move air more efficiently. Thoughts?

      Depends on whether the Broan 110cfm is pressure compensating. If it isn’t, you can always run rigid 6” duct to a 6” sidewall vent which would minimize pressure drop across the 25’ run. Or, you could replace the existing fan with a pressure compensating model and duct with 4” rigid. Do you have a humidity issue now?

      We use both 4" and 6" depending on the bath fan model. The 110-130-150 cfm fan uses a 6" diameter vent pipe

    How does a sealed crawled space fare when the building is unoccupied, no power, between owners, hard times, etc. Should any crawl space retain the option of venting under such circumstances? If you've ever opened a cooler you haven't used in a while, even washed and in only a couple of days, you'll smell and probably see mold growth.

      A conditioned, sealed crawl needs to be maintained within an acceptable humidity range either by operating the HVAC system or having a dedicated dehumidifier. It is not intended nor designed to be left unconditioned for any period of time. On the other hand, a vented crawl will always have a musty smell like a cooler due to high moisture and condensation on surfaces.

    In Norway (where I live) the outside if the concrete would be insulated (min 1/3 the thickness of inside insulation). Inside the vapor barrier would be put inside the insulation, not up against the concrete wall. This stops warm moist air from the inside of the house entering the insulation so it can’t condense on inside the insulation or on the concrete as it never reaches there. The vapor barrier should be taped so it’s air tight. Seems to work. We opened a below ground wall in our 50 year old house recently and all was dry and in good condition.

    So we use Extruded Polystyrene (XPS) insulation board against the concrete wall, then add the stud frame, do we then use fiberglass insulation as well? Or is it enough to just use the polystyrene board?

      It depends on your location (climate zone) and code version. The adopted version of the energy conservation code will specify the level of foundation insulation required. Where are you located?

      ZipR is definitely an option when it is available. We started using ZipR about a year ago once it was available in the Southeast. Prior to this, the exterior XPS over OSB was our best and most cost effective solution. It actually requires far fewer fasteners than the ZipR sheating, which requires fasteners at 4" on center. Far more "thermal breaks" with the ZipR fasteners, but its a one-step install.

      I live in the same area as Todd and getting ZipR here is a real pain in the butt. None of the lumber yards carry it regularly. You basically have to contact the Huber Rep directly and get them to ship it to you from the factory. As a result, it's shockingly expensive because you aren't getting any of the benefits of economies of scale, larger-scale shipments, etc. The ZIP R-6 product costs me about twice as much as buying an uninsulated ZIP panel and putting 1" of XPS on the outside. Also, I'm not sure about Owens Corning, but if you use at least a 1" washer, Kingspan only requires the XPS to be nailed to the framing every 24" along the perimeter (which can be shared with the adjacent piece) and then every *other* stud in the field (so you have a 16" gap, then a 32" gap). Works out to about 10 nails per panel; not very time consuming to install.

      Zip R can’t be used in seismic zones. I wanted to use it but my structural engineer said it doesn’t have the shear strength needed.
