    Building an entire neighborhood of smaller homes should help take advantage of the bulk discount. I’m not talking about tiny homes. I’m talking about anywhere between 600 and 1200 square feet. They could also build houses with a future floor plan in mind for a standardized expansion so people could add on when they’ve saved more. In some areas, this could be unfinished basement space with egress windows already built in, or an unfinished attic that could have standardized dormer windows added. Even an unfinished half bath that functions as a closet but is all set up to make installation easy for a bathroom would help. There are so many solutions if people actually wanted to utilize them. How about 600 square feet duplexes with an easy plan to convert into a single home? That way you could rent out the other half while you pay down your mortgage and save money. How about 400 square foot triplexes that could be easily converted to single family homes? There are endless solutions.

      Agreed. Incidentally for the last 1.5 years, some colleagues and I have been working on a very similar project to what your describing, having had upwards of 35 meeting with people in all levels of government. Long story short, they do not support ownership or effectively anything that is less than 6 units. Here planning and development is also very against developing cheap rural land, such that lot prices have gone up about 300% - 500% in the last 5 years. This is why I'm very familiar with these topics.

    Should rename the video 'cool forgotten parts of Halifax and area'. You missed multiple places that exist elsewhere. North Sydney had a trolly system as well, and the 'terminal' for it still exists, though the entry way is boarded up and there is a mural there now. There was also the recently demolished perry center in North Sydney, which was where all wire transmission from Europe were received in North America, making it the first place in NA to know the war was over. There's a whole bunch of this stuff all through the island.

      That's one of those times where the wording can be tricky, as Enos Collins (a privateer or basically a legal pirate), founded one of the banks that later would be merged to eventually create CIBC. That doesn't quite have the same ring to it, so I opted not to mention that.     Be careful as there is a problem with corruption and a fake bidding war in Dartmouth where thousands of dollars were stolen from a disabled woman by a lawyer and his friends that include a real estate agent. Terrible. 😞

      Do you know if this was ever reported to the Nova Scotia Real Estate Commission? If not, then it should be done and/or reported to the police. Instances like that undermine the industry.

    The Moirs box factory was downtown near the current location of the Nova Center. My mother worked there back in the 40s. Moirs Mill was a popular swimming hole when I was a kid in the 60s/70s. It's great marketing, but aside from that, your vdeos are real gems about my beloved city. Oh, and my dad was a trolley driver. I was 12 when they switched to diesel. Electric transportation was widespread before the takeover of big oil. Wishing you well, hope you help people - that's the best long-term strategy in Real Estate. Take care!

    Informative vid... can you do one showing the people from BC flocking to rural Nova Scotia? I am one of them... absolutely loving it here in the Sourh West region... the people are as amazing as the geography. FYI, the so called med "services" in the lower mainland of Vancouver are horrendous now with over-population ...not to mention the crime, and insane traffic and shocking property taxes! I'm done with it... it was my home for 50 years. I do not miss it.

    Maybe true in your location. But here in CA, pg&e electrify rate is almost 50c/kwh. My solar installed 3 years ago pays it off in less than 4 years.

    As a nova scotian, We used to move alot if goods by boat through rivers and canals until the railway co's built bridges over the areas so the boats couldn't fit under putting them out of business. I WONDER if big oil had something to doing away of the railways.

    I left Toronto for rural Nova Scotia back in 2003 and never looked back. I own my home outright and do my own renos. If I feel like going fishing, I have one lake 500 metres one way, with another lake about 700 metres the other way, both with various species of trout and Atlantic salmon. I hunt on Crown Land about 15 minutes drive away. Pretty well anything you need is in Halifax, about a half hour from my back door. The biggest crime spree we had was when a few deer came and vandalized my hostas and tulips thinking that I put out a buffet just for them. I’ll be here until I die. I can fully understand people from Ontario moving out here.

    When I see solar panels on a roof. I think of roof leaks and the nightmare of trying to find someone to fix it. Lets say you call a roofer. He says he cant fix the leak cause he cant get to the roof and to call a solar panel company. So you call a solar panel company. They come down and says," we dont fix leaks, call a roofing company. Now here you are during a thunderstorm, running around with buckets and towels trying to collect as much water as you can. While your home is being destroyed. This is my thoughts when I thinking about putting solar on a roof.

      That's a good point. And for every roof replacement, you're looking at a few grand to remove them and re-install them. Even the installation methods (lag bolts through the roof with sealant) is not ideal and is typically avoided in any roof installation. The only roof material that avoids this is standing seam metal roofs (where the panels clamp on to the seams), but I don't think I've ever seen that type installed here. It's just the corrugated style metal roofs that I see.

    "Quirky" fact #1 : Halifax is finished. Too many Indians. Far, far too many Indians. 2 waves of Ontarians are hurting things as well. The Ontarians are buying all the land and few housing options left, and really pushing beyond the limits the Indians already pushed.

    Thanks for video. What I don’t get is in ER-3 zones they could allow an extra meter in height to go from 3 to 4 stories, which they won’t do, but they allow these backyard suites that basically nobody wants. So when there is no supply this promotion of backyard suites instead of a moderate increase in height just shows they are not serious about supply.

      When you delve into who is making these decisions (including the advisors), it all makes sense. All the decision-makers have effectively no real-world industry experience in construction / development (feel free to Google them) and only base their policies on trends and uneducated hunches that have nothing to do with costs, practicality, or what people actually want. I'm on the Provincial and Municipal Affairs Committee with the Nova Scotia Association of Realtors, and the Provincial Minister of Housing and the Premier have refused to meet with us or take any advice for the last 3+ years. That's why we see things like poor zoning policies, poor incentive structures, and funding for things like apps (with funds meant for affordable housing). None of this surprises me any more.

      Hi, I'm not aware of an online tool to price in-law suites. There are many variables with in-law suites and the price differs a lot if you put one in during initial construction vs a renovation , but if you mean backyard suites, the two main companies (I know of) that have turn-key packages are JonesCo and Acorn. JonesCo has some prices listed on their website.

    We Bought 20 acres, built our dream home. I was hired by the county we live in for a career I’ve been trying to get for several years. We couldn’t do any of this in Ontario. And most of all it’s a better place for our boys to grow up. Endless nature to explore, excellent universities and some of the most genuine and humble people.

    Budd, there's no province then #CanadianFlavoredFlorida 😅 But the city's are full... the towns are loaded... and the water front is becoming impossible fer fisherman to find waterfront that ain't 100k a 1/10th acre. Heatpumps are over rated. And a car is manitory. Affordable housing is nowheres near any amount of work
