Hi Marcus, great video! Was wondering if you could share your views on (1) whether Orchard road landed property is worth buying and (2) what is a good PSF today and potential in 10-20 years? Thanks!
How about commercial property comparison, say if you can afford freehold landed residential vs freehold landed commercial (shophouse)?
At the video 9min mark, you didn’t include the stamp duty to buy the condo at 1.5M. Also if u are using CPF, the opportunity cost of the interest part.
Do you have to pay full cash when buying a new launch under your son's name?
All cash but it was progressive payment scheme for new launch :)
if you bought queens condo in 2013 at the peak, you would have lost more than 20k... so why should we buy at the peak now?
1. I didn’t have to sell in order to buy a second property, unlike hdb we had to sell first then we can buy. 2. As mentioned two times in the video, the new highs are higher and the new lows are higher, holding power is the key as we don’t know when the market will be the lowest. 3. Waiting also means loan eligibility will drop assuming pay is constant as we age. All in all to each his own, if you think you can grow your wealth in other financial markets better than real estate that’s good too, just for me I think real estate is the safest and easiest for myself and my family can enjoy at the same time :)

Hello Marcus, love your video! We are kind of in dilemma now as we are torn between a 3br new launch at lentor or 3br resale condo in serangoon (5yrs) old. The new launch will cost about 300K more. It will be great if you can give me some advices 😊 thank you!
was in your position. first, ask if new property will be for investment or self-stay. from there, the decision will easier. i opted to buy new launch, i still have a home to stay while waiting for BUC.

@KeepItRealEstateSG thank you for the reply! Lentor psf is $2200, size about 1098sqf with yard, 1km to CHIJ. Resale is 2019 TOP, level maybe 3/4, 3bed with yard ( 980spf), psf $2180. Both are near mrt and schools. If get new launch, we need to rent somewhere. Thanks in advance for your advice 😬

Possible cooling measures as follow: 1) SSD ( Seller Stamp Duty) to start from TOP/CSC instead of Signing date on S&P. 2) On loan, full monthly instalment to start 1-3 months upon signing of S&P. After all, these borrowers have passed TDSR, no reason to have financial difficulties in servicing their loan right away. Separately, bank as a custodian to implement new mechanism to progressively release fund to developer.

Just look at TOP project, what is the percentage of units available as sub sale? These are usually so called “investors” or agent themselves offloading it to the secondary buyers. Haiz.

That said, I wonder whether it is a normal expectation for property prices to go up, because 1) Q3 seemed to be relatively slow time period for the property market 2) GFA Harmonization may have played a part in 'artificially' pushing up PSF. Keen to hear your thoughts about the effect of GFA Harmonization on the property price index. Thanks, and hope your throat recover soon!

A clear evidence of using statistics to lie. Why not put out a chart that shows the housing price index versus median income instead of using GDP? We all know that the past few years increase in GDP is driven by external inputs rather than internal growth. The share of GDP per person by Singaporeans has shrunk versus the overall GDP per person as more and more HNWI comes to Singapore.
Statistics from agents are always funny... they make something out of nothing and people still pay them 1% commission 😅😅😅🤣🤣

The bull stock market and interest rate are not pumping the property now. In that case, the coming bear market, slow-growing economy, interest rate hike, gov restriction, aging society, and property tax will weigh down the property market; the long-term uptrend is definitely gone.
