My landlord wants to sell me his property on a land contract he finances and the house is rapidly becoming uninhabitable. I am okay with this because I plan on long-term building a home in the field and then tearing this down and building a garage.. He wants $5,000 down and $800 a month for 12 years I'm okay with this as well. This is what he sent me Just to keep it simple I want it set at $800 month for house payment and $50 a month to go to the end of year taxes for 12 years then it goes in your name Is there a way to write this up so if I do improvements to the property over the next 6 years and decide I want to sell it and just pay him off can I do that? If it's in his name but it's written in the contract that I can do it? Also is there anything I need to be concerned or worried about in doing a land contract with this guy. He seems legit but I've been taken by a lot of people that seem legit before
I cannot provide legal counsel but you can try using rocketlawyer or similar to write a contract for deed and promissory note. However each state varies. In the contract for deed he holds title so you must trust that he will keep taxes paid and not get a lean against the property etc. A better way would be to actually do a Deed of trust where he becomes essentially the bank. However there are many ways to do this, definately worth it to pay a lawyer a few hundred bucks to write things up clearly where you bother agree.

A simple call to the county courthouse/ typically the building and code department. Some counties you can find this online via a downloadable pdf. For most Rural counties there will be few building codes outside the city limits but the cities might have their own department and codes. Typically for septic you will need to talk to the county health department to get a percolation test done. Hope that helps!

This depends on the terms of the contract for deed itself. In some cases they are asignable, in others a new contract is needed.
How can you get land contract?
The land contract aka contract for deed is a document that is made using state specific terminology and requirements. We create this for the land parcel and both buyer and seller sign this. This document is also used along side a Promissory note which specifies the terms of the financed amount. We create all this documentation for our owner financed buyers. Hi Jeff, This area doesn't have much water, but the desert has a rugged beauty. We sold this parcel to a gentleman who built an airbnb cabin with amazing view on it. He used a elevated water tank, as do many in WEst Texas

Can you get a construction loan if you’re making payments for the land?
On our seller finance deals we generally don't let you build a permanent residence on the property until after the loan is paid off. However, if you work with a good local bank, sometimes you can get a construction loan with enough to cover the land payoff, or an assumption of the land mortgage. Best of luck with your project!

Correct my misunderstanding if so… The buyers agent has no expected commission. This is contrary to states such as Pennsylvania where it is a split 50/50 usually 6%. Negotiable of course depending on price it’s possible to go down if the market is good and the sale is quick. But Missouri the buyer needs to negotiate a commission to their agent or pay a fee or commission? A video on this would be good information
Buyer's agent comissions are optional in MO. The typical land agent gets paid from 100% seller paid comission which is usually 6 to 10%. This will be split between the agent that brings the client and the listing agent if applicable. Do ask if your agent charges a buyer's agent comission before working with them. Although it is not standard practice, there are brokeragea that do this (typically a flat fee).
