@@TheNoBSRealtor (4) of us went. 3-meals came cold. (1) meal was never entered on computer so it di don't arrive. Waiter was the worst. Manager did not seem to care and I told him to rip up the bill. Never will I go back to such a disaster of a restaurant.

@@TheNoBSRealtor My friend is looking to buy in the panhandle, where I lived for 10 years, and unless your roof is less than 3 years old, you're not getting a decently priced policy or a policy at all.. if you're south of the 10, your extra fucked lol. My townhouse was $1600/yr.. BACK IN 2010! lolol

Geesh 3 years is ridiculous, myself and the team serve the greater Tampa Bay area. Here I just got my sellers home sold with a 13 year old roof and the buyers got insurance. We see the cutoff for some insurance companies around here being 12-13yrs for new policies

Hey Rafael, good question! The wood frame houses have to comply with the same hurricane standards the block homes do so it's not like they're judged on a completely different standard. You likely won't find flood zones out there either unless you're near a lake or body of water. So based on the location of the home there's nothing wrong with a wood frame home! @@TheNoBSRealtor I agree! Ocala area is perfect for mobile homes and frame homes because of low hurricane risk! My husband and I just bought a wood frame home in Silver Springs for this reason! It's the best of both worlds - we get the national forest, springs, rivers, etc and are still not far from the oceans.

definitely limits the buying options but I get where you're coming from! That was an intense storm! Luckily Tampa Bay doesn't get hit directly often, normally goes up or down the coast. Lots of those homes have been there for about 100 years and still standing

to @LiveCamUnleased 's point, a block home is still going to have wood studs, supports, and roofing. Similar reasoning as to why they get termites (according to my pest company) just as frequently as wood frame homes

It’s interesting if you speak with pest inspectors a lot of them say they treat block homes just as much. Wood frame just have more wood for them to eat, but block still have plenty of wood in them

TRUE ... BUT the wood in a cinder block house is in the roof, not the ground where termintes have easy access to the wet wood@@TheNoBSRealtor

@@InMyBrz hmmm I hear you that's interesting... since subterranean termites aren't as big of a thing here it's mainly drywood, do you think that's still a huge benefit? Studs in the walls, flooring, cabinets, and attic are where I've seen drywood termites in block homes

My husband and I got termites in our block home. Our kitchen area lit up with a swarm! We got it treated on time. You just have to do termite maintenance/treatment with both block homes and frame homes and for mobile homes for that matter. Get bait stations.
