This sounds more like a line of b.s. that someone came up with because the basement plan didn't match the framing plan, and the architect or general would have had to foot the bill to fix it because it wasn't discovered until after the basement was poured.
As the designer I can assure you it was planned
I like it, people in comments are overly critical
Save on a beam but get a smaller basement.... sounds brilliant...
I bet you tell your buyers they don't need their own inspector, either.
I recommend every house get a home inspection. I do not inspect every house we design and even if I did, I would still recommend. In our location we have over 40 inspections during the building process. The more eyes and experience the better.
Why do people build houses that rely entirely on glue for the structural integrity. Then wrap them in plastic to seal all the toxic volatile gasses in and harbor condensation, mold and thermal bridging ? Oh , I wouldn't call it a frame since it will fold in the wind if you don't cover it in toxic glue ?

And I guess while you’re telling me how smart you are, would you explain to me how engineered beams tend to burn through twice as fast and why the fire department loves them so much?
I would be interested in where you got this information. Engineered beams stay stable longer than steel. Now the engineered floor joist burn much faster unless they are treated with a fire retarder which these are.
I mean, you have wooden building, that will burn fast.
As a framer i don't like cantilevers that have loads on them. Here at the coast in N.C. i see many exterior decks that are cantilevered and have pilings on them supporting a roof. They sag.
I tend to agree and usually try to avoid the application. This wall has no transfer of load from the roof and a lot of thought went into how affective this solution would be. I grew up on a farm with barns dating back over a 100 years. Sag they did but never failed and they were built by farmers not engineers. building science has come a long way.
This is just a man wanting to pretend to tell you how much he knows. When in fact, if it’s on the plans that have been stamped by the architect with a stamp and approved by the authority having jurisdiction, it gets built the way the plans show. The simple and most basicinspection notes are “not built to plans” it boils down to read and follow label directions.

Hope you feel that way in 5 years ... cantilevering works if you allow for sheer weight past fulcrom over time as well as wood degridation due to humitity differences meeting at the same (fulcrum point). Good in theory , but over time you may well discover that temperature /humidity changes can make formidible problems out of good ideas .
Great point and tough to cover in a RUclips short. these concerns were accounted for. The foundation will be a conditioned space with stable temperature and humidity. The floor joists were also reenforced
@@rjkhomedesign so the premise is to save money on the 1 time construction, by spending more money over time on maintenance.
Sounds like a cheat to save money stay upto code but have a less quality house.
"Cheat", maybe. "Save money", sure. Also up to code but the less quality comment I have to disagree with. Simply a way to get more for a little less. Structurally and functionally sound.

Sloped ceilings are aggravating inside a room (to me), but if you have a stairwell with a high ceiling that you have to clean and can't reach to decorate or paint, you'll know why they make it sloped there😂
Because there is another staircase on the other side.
often the case but not this time which is why the question. We still design sloped ceiling to cut down on cost of drywall and painting

I was told why didn’t I just ranch up the whole house envelope to make a 6 bedroom house
That would have been passable too however this is what our client wanted. This is what makes our job so much fun. Everyone with different wants and needs, making every home unique.

It's the bottom garage attached to the top? Our is there a doorway from the bottom garage directly into the house?
The only access to the lower level is from outside on this detached garage but a tunnel to the house would have been possible. The home does have a three car attached garage as well and the upper part of this garage has a covered walkway to the house. I’ll be sure to show on a future video
