WOW! Great tips/content. Watching from futureland. I love the insurance comments. It is a challenge for those of us who invest in Florida. Like I commented before, some landlords are converting the long-term rent in midterm to mitigate the high cost of insurance other with no mortgage are self insured or removing the windstorm portion. I agree with Jeffrey with so many bad insurance companies, and the state policy on the insurance side is very unlikely that they will cover any claim damages anyway.
@laurasamaniego5937 insurance in Florida is such a challenge. I have seen stories of people selr insuring. Just saving the amount of their monthly insurance payment . It doesn't take them long to save a good amount just in case.

Frank, I love your updates on your properties. I am always looking forward to learning about others' markets. I am in NE Florida. I have a renewal in August(same tenant 7 yrs.) and another in September(2 yrs.). I did the Binder method (Dion) on PM. PM suggested lower rent. I increased $45.00 and $35.00). Tenants were fine with it. All the landlords I know had increased rent. It may be the location. I am not planning on increasing rent next year at renewal/rent. I am concerned about next year insurance increased. In Florida, the profit can go from cash flow to an alligator at insurance renewal. 20% of people who own their property (no mortgage) are not insuring their property or only paying for liability and fire. I appreciate you sharing your knowledge very much.

I've always felt that Bigger pockets did one of two things for me. 1. Got me inspired, but didn't know what to do with the knowledge. 2. So overwhelming that there's no way in my dreams I'd even want to become some of there guests.
Ride life until the wheels fall off. Unless you watch @old guy REI, then they stay on.
I find I'm being more selective about what I click on too, but also think as a buy & hold guy I can pick up nuggets from flippers, mid-term rentals, even investors that started under different conditions that rarely work with current investor demand & interest rates. P.S. Definitely click bait. 😁

@cynthiacontreras5667 things are moving along nicely but not sure on the finish date yet. We have lighting, paint, flooring , windows and trim work on the inside and stucco finish , decking and paint outside. Hopefully the weather will cooperate.

Those recessed lights are the greatest thing since sliced bread. No more messing with the recessed cans.
@CraigKammanMN yes they make things so much easier and they're getting more and more affordable too. We were just talking about the old days when 6 inch remodeling cans were the in thing.☺️

What do you guys know about CPG paint ? I know they have a discount in the Brrrr invest group, but don’t know anything about that paint ?
@ryanclark2645 Hey Ryan I haven't heard of cpg. PPG is a very good brand though. Comparable to Sherwin Williams super paint. You can open a charge account at many different paint stores which will give you a good discount on their products. Hope that helps.

Instead of mortar, do you ever use spray foam to level it out?
@CraigKammanMN Hi Craig I did try that once it didn't go too well. You really need to make sure your pan is secured or the foam will push it all around. Have you done it successfully? Thankbyou for the comment and for watching.
@@OldGuyREI Yes, but as a base didn't really need leveling. I screwed boards in above it to hold it in place, then sprayed foam under it. It couldn't push up so it pushed out to secure the base.

@cynthiacontreras5667 i chose this one since we're basically doing new construction. The walls are all open so it will go a bit faster. I might have done the glue up panels if the pan was already in place and we just needed to replace wall panels. Thank you so much for watching!

@buzztune-ft6lc the wire is stapled to the plywood exterior to hold the stucco in place when it's applied

So are you putting stucco behind the window? So why not do that before putting window in? Always learning!
@cynthiacontreras5667 no the window is attached to the exterior plywood then the window trim is installed we cut the notch in the trim as another holding point for the stucco. Hope that helps. I'll show you when you get home😉

@AC.Prince we try to use our vacuum vs sweeping as much as possible. Yes they definitely help. Have you tried the rigid washable filter? They're pretty cool I haven't had to buy a filter in a few years. Thanks for watching. If you don't mind me asking how did you come across our video?

WOW! This is very cool. I have a similar situation, but at the bottom of the frame. I thought about using foam, but I had not heard of anyone doing this. I feel so much confident about trying this after seeing your video. Thank you, Frank, for sharing your knowledge.
@laurasamaniego5937 Laura to help the first coat stick in had to make some holes in the foam to give it something to grab on to.after that it pretty much sticks to itself.
