Hi Mike, I live in the Pocono, part of the state that voted for Trump and helped him win the election! I have a VXT 120 and was told it had to be replaced and quoted a price of $2780..00 to swap it out. One problem besides the price was that the reason the boiler was filling with water was a pin hole in the domestic coil. Glad I called another plumber , he charged me a little over $500.00 to diagnose the problem and replace the coil. He even let me buy the coil so no markup on price.

I put Steam Clean in the boiler and it surges a few inches. Can I just add some Surge protection to the boiler ? The Ph is at 7.

On a 120/208y 3phase service, 201v is a perfectly acceptable utilization voltage for a line to line single phase appliance. Now if the condensor is not rated for 208v then its not likely right or if its a 120/240 service then its way under.
