Hey there, might you do a deeper dive into resale hdb? (1) What is the price outlook for hdb resale in the coming 5 - 15 years given the delay in supply and the rising cost of delayed BTO projects (2) With BTO prices rising quite heftily, BTO prices are close to resale prices, what are the 5 - 15 year impacts on buying trends for the various buying groups? An age perspective for this point would be useful... Retirees, 1st time homeowners, multigenerational families, etc... (3) There are some 30 year leases and elderly friendly buys with assisted living being built in the upcoming public housing market. What will the possible responses be in the private market? Will there be a similar product offering in the private market or will nursing homes and retirement homes grow in demand? (4) As the resale price for properties shifts upwards as demand moves to meet supply, what are the possible scenarios where the price might drop significantly and what are historical examples that we can reference? (5) Can you quote us anecdotal examples of a buyer overextending themselves and what event triggers caused a force sale. Many thanks in advance! Love your narrative veins. Cheers.
