Built a barn so why not flip a house?!?
The Barn has been done for over a year now but we don’t have any animals in it. When we bought this property we dreamed of building this exact barn and finally had the opportunity in 2020 when Covid hit. Now that it’s been done and we’re taking a break from show animals we’ve turned our focus back to real estate and flipping or fixing up houses. Our most recent flip was left by the previous tenants abruptly with animals inside so it made for some interesting clean up. The house required a full gut and remodel. Over the last couple days we have been running water lines with pex pipe in our barn to help set up an efficient water system to fill our horses water troughs. Hay Barn Addition - Concrete Day

We poured our concrete for the hay barn addition. First we had to put up our poles for the exterior walls. After we fixed our windmill we decided we wanted a pond to hold our excess water that was overflowing our holding tank. Soon after digging a small 2 foot deep hole it started overflowing the pond. Building a Pole Barn Update #2

So far we have built the pad for the barn using an ABC and crushed asphalt mix just to get a level base to work off of. Then we drilled holes about 3 foot deep and concreted the bell of our oil pipe in so we didn’t have to try and keep a 13 foot pole level while the concrete set.     I am going to tanks outside my stalls in their paddocks, like you. However, I went with the Rubbermaid tank that has a screw-in plug and I put an adapter there to put a hose bib on. I can then attach a hose to that and drain it when I want to clean the tank. I saw that set up on RUclips. My long-term goal is to be able to quite dragging hoses around!!

      At the time I think it was around 25k, but I know the price of pipe has gone up since then.

      1/2” you can go larger, it just depends on what supply you have and how many lines you are going to run at the same time

      The valves are brass, connected to galvanized, I ran pex through the ceiling and then connected to galvanized again on the outside so the horses don’t break it.

      Not really, it’s all in the shade cover and the lines outside I transferred to galvanized pipes so they do not get degraded or broken from the horses.

    Really like most all of your build, style, paddocks, etc. Big mistake on stall doors. Backyard owners show lack of knowledge on how doors are placed and swing. A horse is supposed to be lead and mounted from left side, horse in right hand. All doors in barns are to swing open from left hand hung hinges at the right end of any stall. The door is opened left the handler can step into the stall to the open stall with the horse leading in w with the wall on his right. If a horse bolts the handler has room to move out of the way. In an aisle all doors one one side are at opposite end of doors on opposite side of aisle. This minimizes problems entering or leaving stalls.

      From the inside of the barn the gates are correct which is where we bring the horses in and out. The exterior stalls are just for access to let them out into the field. We rarely if ever lead them in and out of those gates and if it really was an issue for an untrained horse that didn’t learn everything from both sides then it’s as easy as unbolting the gate and flipping the panel around.
