I agree but in my opinion, corporate owners without local property management will fare far worse. Also, corporations have far less interest in a property. To them, it's just money. Thank you for the reply.

@@pocketsofspecializedknowle3225 I mean that is implied, corporations or a small mom and pop owner are doing it for the money. Sadly property mgmt is probably the problem in this case and they are probably somewhat local. Owners whether individual or corporate don't want to deal with this any more than the neighbors. Real estate is easy, people are difficult as evidenced by your great documentation of the situation.

Actually, I was gathering information for an offer. But technically I was trespassing. But what's life as an investor without a little trespass here and there.

The corporation is in New York. The old tenant has filed lawsuit against them for a myriad of causes, they have $1000's in County and City violations and fines, the property is in disarry, and their investment is headed down the toilet, In my opinion, they have much bigger problems than my alleged tresspassing. You can learn to negotiate anything sir. Sure as a seller you could refuse but then maybe I can get something in return if I acquiesce. Or if I'm the buyer it works the same way. I could refuse but if I give a copy to the seller I might get something else that I want, ie a higher seller repair contribution....?

@@pocketsofspecializedknowle3225 or you could make me pay for inspections and require a copy of the results then back out of the sale meaning you got free inspections and wasted my time
