If you demonstrate that you’re a quiet, boring neighbor who won’t make waves and will have plenty of cash left over after the sale, you’ll likely get approved. Loud kids (noise complaints ahoy)? Loud dog (noise complaints ahoy)? Are you a musician (noise complaints ahoy)? Are you a lawyer (litigious)? Do you host a lot of parties (noise complaints ahoy)? Do you operate a business from home (lots of people coming in and out)? Do you really want to be on the co-op board (power hungry)? If the answer to one of these questions is yes, you’ll likely get denied.

Hi Christina , I am here in South Florida trying to equip myself well enough to be able to purchase either a primary residence or a Investment property , I am searching for someone like yourself who's in the counseling /advisory sector of purchasing , so that I can build a plan that would provide me calculated/accurate searches & navigation of programs , option etc. . Any advice on where I should go or do , by chance do you have any suggestions or referrals ?
So a $150,000 apartment will be somewhere near $1,000,000 after the lease ends?
It very well could be! There are several buildings in nyc in that exact position right now, where owners will owe an assessment over $1M to buy land.
