@@Whodamans it does have 12 windows double pane, 2 doors 9-lite, 96" double barn doors, radiant barrier roof upgrade, pressure treated plywood. 5 years ago this might've been $17-$18k but those days are long gone.

We do use hurricane screws on every roof truss. These are rated for over 800 lbs of tensile strength which is almost TWICE as strong as the hurricane "clips" that we used to use (which is still better than most other portable building manufacturers). Our buildings have an engineer certified 150 mph wind gust certification - which is required to sell into Florida - but still very beneficial to buyers in the Midwest, like here in the Ozarks. I think I explain that in the video walkthrough (if I didn't - that's my mistake b/c I usually do explain that).

I"m in the Midwest where we require a wind rating of 117mph (3 second gusts). Our wind rating is engineer certified and more than enough for our area.

@@RichardIngalls I purchased one of these on a piece of land used as a cabin. the original owner had tried traditional fiberglass insulation, and sealed it in with drywall. It molded like crazy. I don't believe he even left an air gap- but not sure if that was the cause or not.

Double 2x4s at minimum around all windows and doors.

Compare to other cheaper manufacturers who only use a single 2x4 to frame up a window. These are portable sheds, not residential buildings. Different set of codes. Graceland meets or exceeds IBC for portable buildings.

Correct - you can convert it to a cash sale at any time - with NO "penalties"! We do not require a minimum amount of monthly rental fees before allowing you to convert to a cash sale. Other companies LOCK you in to a certain amount of rental fees (up to HALF of your terms; so if you have 60 month term, you'd be required to pay 30 months of rental fees BEFORE paying off the bldg). we build each one custom for each person - so if you don't want 24' wide - let me know what width you do want. Why 24"? Because this is a two car carport and if you have 2 vehicles, let's assume 6-7 feet wide and then you open doors on both sides of both vehicles, with 24' total width there is plenty of room. You can get by with less width, of course. But that is up to each customer's wants/needs. 24' wide is a good standard width for a 2 car carport.

If you purchase multiple bldgs at the same time you'll save 5% on the 2nd (or more) bldg. There's different discounts that apply each month also. The "Cabin" in this video includes a 4' porch. A standard 16x40 "Cabin" from our "Signature" series (plywood floors & walls) would be $19,835 or $684/mo. Same cabin in our "Essential" series (LP smart floors & walls) would be $18,120 or $625/mo.

I have sold multiple 16x40's to a custom who did this: placed into an L formation. Built a large deck between then and enclosed a breezeway to make it a hallway. One bldg is for bedrooms & baths, the other for kitchen, dining, living. He went with a 16x40 "Utility" Shed style (NO porch) to maximize his useable interior sq. footage. I'm sorry I didn't see this until today. "Essential" is the same as our "Signature" series with ONE major difference: LP Smart / ProStruct floors & walls instead of pressure-treated plywood. Everything else is the same: "premium" lumber, 16" o.c. 2x4 wall studs, double studded walls every 4 feet, double stud wall caps, double stud door & window frames, 2x6 floor joists (16" or 12" o.c.), tongue & groove floors & wall siding, patented soffit vent systems, screened roof ridge cap vent, 150 mph hurricane screws, metal roof on standard OSB roof decking w/ moisture barrier, 24" roof trusses, galvanized ring shank nails.

@@prnd21turbo yes but there variations due to differences in regional weather requiring different builds for engineering certifications and the availability of metal for the prefab manufacturing facility. The same building in Minnesota would cost more because of the heavy snow loads. Florida requires strong wind certification. Each region has their own unique needs

Most of my customers are DIYers. They start with a 16x40 and do the rest of the work themselves.

I'm not sure which one you're referring to but the largest we make in a lofted shed is 14x40

@@RichardIngalls yes I’m asking if I get full foam insulation will I need it wrapped as well and radiant barrier in the ceiling or is the foam insulation in the ceiling, walls , etc is sufficient?

@@jackdaniel654 that is truly up to you and what your wants/needs are for the bldg. House wrap is to provide a water resistant barrier, and if you wanted to do that correctly, you'd have to remove the exterior plywood siding first, then wrap the bldg, then re-attach the plywood siding. I'm not a foam insulation expert, so I would consult with someone who is to find out what they would recommend re: water resistance, moisture accumulation and ventilation (you don't want mold/mildew to grow)

this was a custom build - it was sold before it ever arrived at my lot, so it was never "for sale", but it you wanted us to build one just like it for you it would be $8,910 (+tax) at our current pricing. Each month we have different special discounts available. During February the discount for this bldg would be $300. Let me know if you have any other questions

Yeah - its really just a brand new bldg, basically, never really been touched except to move it.
