This is very true. RSM is a great place if you value safety, highly rated schools, support for local businesses, and a well funded city. Where would you recommend someone move if they are looking for liberal leadership policies? My best guess would be Laguna Beach, Costa Mesa, Anaheim, or Santa Ana.

That's a valid point and I'm glad you brought that up. A few thoughts 1. This video is created for consumers and that's my honest advice to them. Real estate has gotten so complex and so competitive in the last 4 years, I genuinely wouldn't recommend to someone use a brand new Realtor. There are so many established quality Realtors out there that, if you are going to pay a commission, you deserve to get experience with that. 2. If I was advising a brand new Realtor what to do to get clients right now, I would tell them that they need to work 10x as hard as established agents and some people will see that dedication and want to work with them. I wouldn't work with a brand new CPA, Doctor, Attorney, Nutritionist if I'm paying them a 2-3% commission. If you do work with a brand new agent, my advice would be to negotiate as low of a fee as possible knowing that both of you may be learning the process of buying or selling at the same time. If this new agent is part of an established team and you get to work with them and directly with their team leader, that's a different story. Hope this helps!

Agreed, many of the areas are in high fire hazard zones. Thankfully, the CALFAIR plan prices have been getting more reasonable as of lately.

Most of southern OC is built 1980 and above including new construction areas like Great Park in Irvine, Rancho Mission Viejo, and Ladera Ranch.

@@realestatemadesimplebystev4362 Really, anywhere in one of the 'free' states throughout the country. Over the past 25 years I've watched large parts of California I absolutely loved, decline into almost third world status. If Silicon Valley was to ever pack up and leave, California would likely collapse. I recently had a friend who still lives in California refer to the part of California he resides in (like Orange County) as the fragrance tablet in a commode. A positive, but still floating in a toilet. And no, no weather on the planet is worth dealing with California taxes and horrible public policy.

@@saligator6225 that’s a valid question. Honestly, they need to be willing to work 10x as hard for that deal than the competition and prove they are trustworthy. If they can do that, they can win sometimes. That’s what worked for me.

It's definitely a cookie cutter neighborhood. I highly recommend san clemente or dana point if you are wanting a little more variety in the homes and lifestyle :)
