Why EPDM To many failures seams pull apart to easly

I've been building houses for over 20 years, all in the same area, and the exposed fastener metal roofing that I done over 20 years ago is still in great shape. I've ony ever had to do a rescrew on 2 houses, and both of them had been roofed over 30 years prior, before I was even born, and one of them hadn't been done right but still lasted that long before needing maintenance. Both of those rescrews were between 15 and 20 years ago, and they are still on great shape. I live out in the country, so everyone's a repeat customer. Every job I've done, I either guarantee it for life, or guarantee it for as long as the materials are supposed to last. I regularly check on all the work I've done, and if done properly, exposed fastener roofing with easily last just as long without maintenance, and if it does need it, on rescrew per lifetime should do it. There are obvious exceptions, like if a roof doesn't have enough pitch and it regularly endures a lot of harsh straight-line winds, or it there are a ton of trees above it, keeping it covered in tree matter. Those things will absolutely cause more frequent maintenance, but in normal circumstances, a properly installed metal roof, with exposed fasteners, will last a lifetime

I’m confused. What is a “square.” At one point you say “per square foot.” For a 2,000 sq ft roof, $90/sq would equal $180,000. That can’t be right. I’m assuming that the square you’re referring to is 10 sq ft. Is that right?

What is the square footage of house #2? I’m in Rockingham NC and my total square footage ,with garage, is around 2,500. Roof is currently 21 years old, architecture shingles, same type of roof design as house #2. I don’t have a skylight or chimney. I had the house built in 2003. All boards should be in great shape. The house is wrapped in gutters.

I heard it was created by Francoise Mansard to get around the two-story limit that the government put in place in Paris, so that he could sneak in a third floor. Your vid confirms for me that there's really no advantage to Mansard roofs, unless you're trying to do something similar, or I guess if you just like the way it looks.

Most of the cost of a new roof is in the labor. It makes no sense to use cheap underlay or shingle when you realize, saving a few hundred dollars on material will cost you thousands more in the long run. Buy OC duration installed by a prefered contractor using all the OC products (starter, underlay, hip/ridge) and you wont regret it.

So decking and insulation helps with the noise inside the house. But what about the neighbors? 😂

UHDZ? Is hoax. They are perfectly the same as any other Timberline shingles. Cheap asphalt, cheap send, cheap painted granules…fake and hoax

IKO is the best

My home in central Florida is 14 years old this next August. Installed certainteed landmark. Replacing them this April. Not damaged, just worn out. Cracking, curling, granual loss. At 5 years had to start cleaning the algae off every 2 or 3 years. Never use those again.

I’m 40 yr contractor in Dallas market. The certainteed version has caused me big problems and even worse, they refuse to replace any of their problems. When I win this in court system I will shout it from the roof top. It seems the problem might be from stacking them in Ennis where produced. They have a sticker saying do not stack? They are stacked for acres and acres. Distributer is same. They stack them too. I have pictures.

so does the fascia drip edge on a min slope hot mop roof sit directly on top of the plywood sheeting and then the roofing material get installed on top? or is there a layer of roofing material that goes on first ,then the drip edge ,then the final layers.
