The tenant had moved out a few days before and we were going into the property expecting to simply do some painting and replace carpets, etc to get it ready for the next tenant but this is what we found!     Booking is horrible for host, this absolutely makes no sense that you can't even Google a good number for these people 👎🏿

      Support in not guaranteed in the contract, it is surrounded by technical obstacles and a mirage. Pls read our experience.

    The option for import listing from another website is not showing up when choosing "hostel" instead of apartment. Any way to make it work there?

      If the hostel is listed on airbnb then maybe just select house on the wizard in Booking and then see if that pulls in the airbnb details. You may have to make some amendments but it might work.

    They don't sync immediately have you ever had a double booking when 2 sets up people book at the same time through each platform?

      Yes your right there's going to be a slight delay and I don't think there is any channel manager that does it immediately but would like to know if there is one.

    Nice presentation. Thanks for putting it together. I was really looking forward to seeing the numbers, however, you didn't cover the most important topic when it comes to a consideration of which method is better. You didn't give any consideration to the opportunity cost of the money tied up in owning the home and/or paying the mortgage. Those with a mortgage have significant capital tied up in purchasing/maintaining their homes, and in taxes. In the arbitrage model, the arbitrager simply has to save enough of their proceeds in order to rent another home and they effectively double their monthly profits. Then they do it again, and again, and again, to infinity, rolling their profits forward into the next unit, with no additional debt. The mortgage holder and/or owner cannot repeat their process without investing significant funds into purchasing each unit.

The video was not meant to be an in depth study and doesn't cover things like the tax advantages, appreciation/depreciation, ROI, Cap rates, etc. Its just an overview of running the STR. There is also a companion video that goes with this one showing an overview of the different business models - owner, co-host and arbitrage.     Thanks a lot for this useful Content. Quick question though, Do you find AirDNA estimated revenue to be accurate? Should I solely depend on that when running the numbers? Thanks again.

      I think that both Airdna or Mashvisor are good for looking at indicators of whats available in an area and the potential for rates and occupancy that you could expect. If you're not signed up for one of those sites then you can always look at the actual airbnb or VRBO listings to get an idea of the rates offered and also for looking in to the future on certain properties to see how much they are booked up. Suggest you focus on the properties with the most/better reviews. Reading other property reviews can be useful too because you can see what guests are saying about an area or facilities offered. This can be good for comparing your property to others. So basically yes these tools will help you unless you know your market well. The other costs like utility/interent can be found by calling the companies to get some estimated numbers. Same with the setup costs. Hope that helps.

    Can the business credit card be used for the “move in costs” 1st months rent, deposit, etc. or is this solely the owners preference?

      Having a business credit card is a good way to keep track of all your expenses as well as allowing you to use credit when needed but I certainly wouldn't recommend trying to build/start a business using a credit card if that's the only means you have. You can put the move in costs of things like furniture on the card as well as paying for utilities,cable, etc but you don't want to over extend yourself. As far as paying the rent/deposit on a credit card then that will depend on how the owner wants to be paid. If they accept credit cards they will end up paying a commission charge which they may pass on to you. If you pay them through something like PayPal, using your credit card to source the funds, then you will end up paying the fees. Yes it is a possible option for the first month to get you started. Just make sure you do your homework on the property and know what your monthly costs, potential income and profit could be before you sign anything. Hope this helps.
