    This was an awesome discussion packed with great insight and advice-subscribed and adding this book to my list. I'm glad you mentioned Nassim Nicholas Taleb and the role chance plays in investing. I think the critique that Taleb doesn't make an effort to simplify his ideas in "Fooled by Randomness" is valid-Taleb may even agree himself. His more recent books are more digestible. That said, his insight when it comes to the hidden impact of highly improbably events is profound.

    It seems really superficial the risks you folks addressed. There are a lot of micro and macroeconomic risks that you guys did not address. 1. What happens when you need to refinance your lease and the interest rates are so high that your original underwriting does not work anymore? 2. What happens if the rents start to go down instead of always going up and your forced appreciation does not work? Your NOI does not increase, and you can't get the longer-term loan. 3. what happens if inflation impacts your operations cost like it is happening now and things like insurance skyrocket, jeopardizing the underwriting operational optimizations? 4. What happens if crises impact your tenant's capacity to pay rent? Your vacancy starts rising, and you cannot reverse it to meet your underwriting goals. 5. What happens when all the 15% (avg and growing) of the multifamily tenants using FLEX to pay their rents can kick the can anymore and start to default? These are the risks impacting the wave of new syndications created to make miracle money and 20+% gains in the last five years.

    NOI is not PROFIT. Otherwise it would be NOP, net operating profit. Also, mutifamily properties are valued by comps just like SFR's except the comps are cap rate comps. If your neighbors are dumping properties at 10% caps then you will be hard pressed to sell at an 8% cap rate. See how they affect your value?
