Hi, I'm Matt from The HMO Platform.
The lure of HMO's has always been the 'high monthly cashflow' they offer, however what usually happens is poor quality accommodation is offered, meaning tenants come and go leading to rental voids. If you couple this with on-going management and maintenance issues, the attraction starts to quickly diminish.
The one strategy we have found that turns all the negatives into positives and creates sustainable high monthly cashflow is Coliving. Quite simply, it's about designing high standard HMO's with 'CO'mmunity led spaces. This community of housemates all have similar or complimentary backgrounds and professional profiles, meaning they stay longer, pay more to be in high quality accommodation, and create far less management and maintenance issues.

During and after my divorce, I lived in a HGV Truck I drove around Europe. When home I stayed in the cab in the yard and when I had my children for the weekend, we stayed in a hotel. I Took me 15 years, from living in my Truck to not working and owning 6 rental properties. Including 3 HMO's and I bought the yard that the transport company was based in, when it closed down. I got planing and built 2 new houses, 1 I sold and the other I live in. Plus I don't drive a truck any more. You have to learn to be a good landlord and keep updated, hence I spend at least 2hrs a week on RUclips and have got to know other landlords.

What exactly is emergency lighting? Would it be installed on the walls, ceilings or actual stairs?
Hi emergency lighting in the uk and other countrys is a lighting system designed to come on when the power fails this is so you can see where your going if the power fails or in a fire, There are 3 types of EMG LTG (Emergency lighting) 1. Maintained swich- Can be turned on/off but stays on if the power fails for 3 hrs 2.NON-MTD Only comes on in a power cut. 3. MAINTAINED-Stays on at all times and also has a 3hr back up (uk requlation). Emergency lighting should be installed in ESCAPE ROUTES, CORRIDORES Open areas ie celings and and other places if you need anymore advice please reply to this.

Yes, article 4 will still affect you as you are creating an HMO (3 or more unrelated people from 2 or more households). You probably won't need a license for it though (unless there is an additional licensing scheme in effect for the area).

Hi Kevin, you should be able to find HMO rooms listed online on websites such as Zoopla, Spareroom and Rightmove.

more tax(>3%) for landlords who rent out more then 1 house. it will help first time buyers.
This is a tricky balancing act for government. If you make buying investment properties more expensive by taxing it more than it already is, you disincentivise landlords to buy and refurbish properties. This leads to fewer rental properties, therefore higher rents. We are already seeing this happen. This then means less ability to save for a deposit, therefore even harder for 1st time buyers. Yes it will mean that if fewer investors buy, so less competition for home owners, but the market is driven by home owners not investors in terms of % of transactions. Taxing landlords more is not really the best answer. The solution lies with building and creating new homes quicker which the government are failing to do right now. That would create more opportunities - so incentivising development could be a better option.
