I love how unaffordable homes are. I’m so glad there’s a leasing, renting and AirBNB market that is doing nothing but help stagnate prices.
There's a lot of other factors at play! The one way you can make it affordable is by renting out rooms or renting out the basement of your future home. It'll make you hundreds if not thousands per month!
Bro this is super cool how you compared the neighborhoods and vibes. As someone who moved to Denver from San Diego, this is well done! BTW the next time you're in SD bring me back a burrito.

Yeah sometimes you see it in living rooms where there's no ceiling fan/light. Some justify several outlets in the room to have more "lamp light" than a ceiling light. At least there's that big bay window for natural light, right?
Renting by the room seems more like a hospitality business by the room you will never have a long term tenants a lot of in and out a lot of vacancies . What a nightmare the neighbors are going to lose their minds over parking. She is truly a realtor and not an investor. This is not a BRRRR its closer to house hacking
Looks like there's a bunch of on-street parking and some off-street as well. Why do you say she's a Realtor and not an investor? And I wouldn't call it house hacking since she's not the one living in there.
@@InvestinDenverWithIan if 8 people have their boy or girlfriend stop by on a Saturday that’s 16 cars that will need parking it will overflow and piss off the neighbors. Realtors are not investors they sell properties to investors she has the right mindset but she will learn a hard lesson this is not passive income this will be active income she will work for every penny with 8 tenets living together.

@Cashflowsavage Hey, Anne here. I got into the realtor business because I wanted to learn the ropes first before going all in to investing. I think it's a generalization that Realtors aren't investors. This is my first investment property, so I'm learning a ton - never expected it to be passive in the beginning. But as my portfolio grows, that's be the goal later on. Thanks for your input! Those are all great points - the cash flow for rent by the room is great in the Denver market, and that's why I'm giving it a try. As for BRRRR, it'll be a long refinancing period, but a value add nonetheless :) Definately a lot of lessons learned!
The transition strip between the kitchen and the main living room is a telltale sign that the floor was installed by an amateur. An experienced-professional installer would have continued the floor between rooms without the strip. Also, the floor pieces are not randomized. Amateurish but not terrible. At least he put the baseboards in after installation.

Don't leave anything valuable in your vehicle. Ever. It will be gone when you return. Also make sure that you don't park somewhere you are not supposed to. The towing companies there have bounty hunters on the payrolls.

Lol I wouldn't rent her place. No TV after a certain time and no microwave, not very accommodating for paying guests. This is why abnb is going down. I hope the price is good.
You're correct in that there's no microwave, but there is a TV plus streaming services. There are some people who would rent her place just because of the awesome location!

So you’re saying if you finance a car, or furniture you won’t be able to get a house loan?
Not exactly, the idea is when you're pre-approved with a lender, your expenses are at a certain amount. If you finance a car while under contract, the amount you're approved for drastically lowers. Hope that makes sense!
Jeff rents to criminals that are constantly disruptive and violent in our neighborhood. He also does not maintain his property and allows it to stay trashed. It has ruined the peace, property value and ability to attract quality renters in our neighborhood. Jeff clearly only cares about HIS easy government money and not people, if he did, he would not be so dismissive of the people that have to deal with this on a daily basis. If you "Invest in Denver" don't listen to this guy....

@@InvestinDenverWithIan Yes I have. He was dismissive, as I said. His tenants have threatened people, destroyed property and are constantly disruptive. Its really unfair to those of us that live here and have worked so hard to improve this neighborhood over the years, to have it ruined for profit under the guise of good will. Shameful.

Kitchen is supposed to be a lively space, not an over priced dungeon to hide in while you cook
Depends on who you ask! Guests want to go out to restaurants, so no need for a full kitchen

What do you need to do? Is it credit score requirements or something else?
@@InvestinDenverWithIan Reserves require a deployment or 6 years of service. Planning on doing a deployment sometime next year, but will push current time horizon to 2027. With good credit score rates are 5%, also pays for a lot of the closing costs.

Are you sure you have ever been to Denver? You have no clue what you are talking about. Aspen 'just outside of Denver'? Yeah, over four hours outside of Denver. Pop up Chick-fil-a at Red Rocks? Never seen it in decades of living here and going to hundreds of Red Rocks concerts. Wouldn't give them money anyway. Don't snowboard at Breckenridge? Sorry you are such a s#!+y snowboarder that you can't keep your speed up. Maybe invest in some wax and a tune. You are talking about one or two trails that can easily be avoided and can be managed by any competent snowboarder. On a resort with five mountains. But yeah, definitely don't come. "There's not really a way to gauge exactly what those fees are" except maybe the DMV website like any other state. You are an idiot. And number 9: don't come here and think you are a "local" when you obviously haven't been here very long.

A good idea to try to avoid the 16th Street Mall until next year. The city is in the process of tearing up and fixing the road and sidewalks. So be prepared if you want to go there.

What was the end result with these units?
Management of the complex did NOT do a good job with maintenance requests. After several issues, I believe Chad pulled the plug and sold the business. I'd ask him though

I like the big dreams! Scaling up is definitely harder when you only have one party involved. When you leverage other people's money, it's easier to take down bigger deals for sure.
