You said tariffs could affect home prices. It will NOT only be tariffs effecting home prices. What about labor? Have you noticed the labor building homes. Not everywhere, but get ready for a labor shortage in multiple parts of the country. Sorry to inform you, but migrant workers are employed within the trades, if you have not noticed.

all I have to say is DUH! I agree with Michael N, this is not in any way reflective of Trump winning the election 7 days ago...lol. The fed has dropped interest rates back in September and again the other day. So yes, let's be clear the economy has been fantastic, the stock market has reached numerous record highs under Biden, unemployment is extremely low and my 401K continues to reach record highs... THNANK YOU PRES BIDEN. As for Trump..., why don't we see how the coming year plays out WHEN HE IS ACTUALLY PRESIDENT.
I need to sell my Phoenix house in January, 2026 to move to South Carolina and I really hope prices stay up until then so I won't go broke moving and buying a new home. Selfish, I know 😞

Let's be clear, mortgage rates were coming down prior to the election. Also, are regulations really the issue? I love the fantasy land / twist. Everything produced and bought outside the US will result in price increases. 20% plus is significant. Simple supply and demand has always been in the housing market and until we have a plan for more supply that's affordable, the market will not improve. It'll line the pockets of those already bought in and owning, but not favorable for those looking
The 100% and more housing increase over the last four years has made housing unaffordable. It is called the American Dream because most cannot afford a home.

Be careful when doing this method. Write a note with each payment that the extra amount is to go to the Principal Balance and not to any taxes or insurance reserves you may have. Lenders have also been known to put it into a "Misc." acct as well. I spent 35+ years in the biz and had to 'fix' a lot of these issues. I use to show people how adding only $20 a month extra each month & every year add another $20 per month; so year two you're now adding $40 and so on. Keep doing this and you knock off a lot of years. Even if you move in a few years your have reduced your mortgage and have more equity. In the first 5 years; A 300k @ 6.50% you'll gain almost an additional $4k doing this. The sad thing is that per Fannie Mae very few people add anything to their payment and EXTREMELY few will do it for more than 1 year.
unfortunately we are in a debtors paradise, paying off a loan would not be taking advantage of the inflationary environment. you are better off keeping that $ and investing it in good assets that are rising due to inflation and allow the bank to take the hit on the future eroding $$.

We have a 30 year loan, because we weren't sure what we could afford. But after about 6 mo in, we doubled our principal payment. Then, due to our escrow adjustment being too high, they lowered our monthly payment, so we added to the principal that difference. We are on track of paying our 30 year off in just over 12 more years. Yahoo. The big "break" on writing off interest is the biggest scam when they tell you you can write off the mortgage interest. No. The interest times your tax bracket is the only "break" you get and the bank is who makes money on you.

Instead of making an extra payment at the end of the year, if you made 1/12th of a payment every month..your final interest amount for the life of the loan would be less than if you made that extra yearly payment.. The sooner the bank gets it's principle amount back, the less the interest adds up.. Even an extra 50 a month makes a large difference in interest over the life of the loan.. Kamalas housing problem is hard to solve. Shes got good ideas. Supply and demand drove up the prices. But why did supply lag. Dad worked for boeing wichita i ysed to ask him this stuff.
After 08 crisis builders stopped building. Uncertainty people losing their homes.
The biggest mystery i had with real estate warren buffet payed 30000 dollars for his house in west omaha in 57 where we payed the same for ours in rockwood in 67. So the prices were almost stable in thise years. We sold ours in 71 2 years kater a 30000 dollar house was like 55000 like the big mansion north of us across central . But what suddenly drove up those prices up. Theyve been going up ever since. Everywhere wasnt it. Ive never understood that. But its the main problem with our standard living. One of them.
I liked eastboroughs city planning and landscape architecture.those curves on the streets and the narrowness and the wide intersections with the curves everywhere had some aesthetics going on. Which is diametrically opposed to the identical houses tiny yards ugly trashcans on the street of todays neighborhoods.
They did a good job getting the smartest people in those accelerated schools. But it keft me with a complex which i still have in my old age.

People like my mother would often substitute 1st and 2nd streets between the east side and downtown i think down to the tracks at least. One way streets i had a motircycke and they were safer and faster. I always hit the lights green. There were fewer. Which may have changed by now. 9:41

My wife is a 1967 graduate of WSU. W is a great town. She is a wheat farmer's daughter from near Partridge,a true little town.

Tired of the Wichita Bashing videos. I grew up in SW Kansas where it is a LOT windier than Wichita and it's not that windy every day. I moved back to Kansas after traveling the world and living in New England 21 years. NH, Maine and Mass. I can get from the Maine border to Logan Airport in Boston in under 40 minutes and I know the backroads around Boston. Worked as a truck driver in that area for a few years and even had a career working on nuclear submarines in Maine for 14 years. I could have stayed there but in the long run, I prefer Wichita and Kansas in General. It's in the middle of everything and you're only an airplane ride from either coast.

I don't like it when the wind don't blow. Called the canal route cuz it was built along the canal that keeps the east side from flooding. cuz big construction in the 60's called the Big Ditch from north to south which keeps the west side from flooding. Flooding was a big problem here.

I was born in wichita in fifty seven. Left in seventy two. The eastborough police were not popular. Even other police disliked them. They nade up their own protocol and violated civil rights with a passion. The aclu would have a big hey day in eastborough. A radio dj on kqam slammed them for twenty minutes. Glad you brought up eastborough. Evil evil evil. I had really good luck with the busses. My car would break down and the busses were cheap and i didnt want to pay the bill so i walked and rode the bus. Id walk from seneca and pawnee to rock road and central. I got assaulted one night so i wouldnt recommend that for a woman.

I lived there for 2 years in the 80s. I missed the hills and trees of NE Kansas. Way too flat there!

If you're from California, you'll be a lot happier in Texas. Kansas isn't really a good fit for Californians.

I have talked to you here before and I like the idea of Wichita, moving there from California..Is a small piece of farmland, 5-10 acres, small ranch house(1500 sq feet) and a shop storage building even possible to find outside of Wichita..Maybe 30-50 miles outside??

Thank you for the helpful info. Can you comment on whether the transfer on death deed would revise the property value to the current market price, or does it remain what it was at time of purchase (like being joint tenants)?
It would be the current market price. For example if your left it to your child who lives in another state and they wanted to sell it, they would hire a realtor to sell it at current market price. Does that help?

Thanks Karen. I live on the East side of Wichita and this comes at a good time as I am looking at 78th birthday this year. Only have one person left in family now and that is who would be transferring to and he lives in north Seattle.
Bad Advice!!!!!! Don't make any changes to a property deed without having an attorney explain all the consequences that can occur in your state including property taxes. In Florida there is a limitation on any increase to appraised values of houses to 3% per year. This is to save people from being taxed out of their houses. As a result, after a few years the homeowner is being taxed on an appraisal which is much less than the fair market value. When the home is sold or transferred then the property tax appraisal is raised to the then current fair market value. My friend's father died which had no effect on his mother's property tax bill on the family home, i.e.surviving spouse. The mother however, without consulting an attorney, added her sister's name to the deed as co-owner so that upon the mother's death the property would go to her sister - hence avoid probate.😮 This action created a new deed, which triggered a reappraisal of the house for purposes of property tax value. The property taxes on the house went from $1,500 to $6,000 a year. Her actions were pretty stupid without consulting an attorney to review all the ramifications of filing anything in the property records with regard to one's property.
This video is about recommending homeowners get a transfer on death deed created so it hopefully avoids probate. And at minimal cost.
@@kimbuck-2 I would say speak to an attorney on that. That is beyond the scope of this video. with my limited knowledge in this area a transfer on death deed can be done when you close on a house…just so u can assign a beneficiary. I’m not saying it’s the end all be all as I’m sure issues arise. It really doesn’t have much to do with the will or a trust. I would do a Will and or trust for sure!!! But again this is a much bigger subject. Talk to an estate planner and attorney.

I would think so. But I’m not the best expert on that. I know many that use it and a driver. I use Uber to get to and from airport my answer is yes but I would contact Uber
I moved here three years ago and drove both for a little over two years. It's fairly reliable, and cheaper than most of the larger cities. Good luck.
Wichita does has public buses.except not at nite.Newton ks has meds, delivery too your door.plus their own taxi service.Newton medical also will pick u up & take you to the doctor in Newton.Bring you home No charge. Prescription drugs too your door.Lots of pizza in Newton ks.Fast food.Small town living.Lots of small towns ,that's not east side,west side competition. Never worried about a tornado.Better than Water drowning ya,Like Florida.Except tornado can pick up a refrigerator & toss it miles away.
